Benderloch Floor Joint Sealing
Our applicators work in Benderloch on sealing skirting-to-floor joints, tiled floor movement joints and concrete floor joints. Old material cut out, joints cleaned and sealed neatly.
- Cracked grout where a tiled floor needs a movement joint
- Concrete floor joints that have broken down
- Grout used at the floor edge instead of sealant
Surface by surface
Concrete floor joints
Open concrete joints chip at the edges when wheels cross them. A sealed joint protects the edges and keeps dirt out.
Tiled floors
A crack running along a grout line is often a sign of a missing movement joint. We rake out that line and seal it where it suits the floor.
Floor joint sealing in Benderloch, done properly
A threshold joint has to cope with feet, movement and sometimes water. We use a flexible product that suits both floors so the joint stays neat. We work on thresholds, wet room & bathroom floors and skirting boards, and common reasons people get in touch are open joints around bathroom floor edges and skirting that has pulled away from the floor.
Around smaller Scottish places like Benderloch, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What affects the cost of floor joint sealing
You’ll get a clear quote before work begins. It takes into account:
- Whether old sealant or filler has to be cut out
- Which sealant suits the joint
- How much there is to do
- The number of rooms or windows
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
Asking for a quote
You do not need to know the technical terms. It helps if you can tell us:
- A few pictures by email, if you can
- The type of property
- Any previous sealing or DIY work
- The problem you’ve noticed
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
Benderloch: your questions answered
Do you work for landlords with property near Connel Ferry station?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Can you do floor joint sealing in Benderloch?
Yes. Our work covers the whole of Scotland, and Benderloch is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
How soon can the floor be mopped?
We’ll tell you before we leave. That depends on the product, and walking on it normally comes before mopping or wheeled traffic.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
What should I tell you?
Let us know what needs doing and where, plus photos if you have them. We will ask anything else we need to know.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Will there be a smell?
Sometimes, a little. Any smell clears as the sealant cures.
How it works
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours, depending on the length of joint, including the tidy-up. Somewhere like Benderloch may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, the floor type, the gap and the traffic are checked.
- We remove what’s in the joint now.
- The joint is vacuumed clean and backing fitted where needed.
- We apply the sealant in a colour that suits the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Getting ready for the visit
- Clear the area around the work
- Tell us about any water getting in
- Keep children and pets away from the work area

Floor joint sealing in Benderloch: local notes
Floors around Argyll and Bute run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
In and around Benderloch, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

Why act early in Benderloch
Leaving skirting gaps until the next decorating job lets dirt and draughts in. Sealing them now is a short job. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.

Signs you need floor joint sealing in Benderloch
An open floor joint fills with dirt and water. In kitchens and bathrooms, mop water gets into the gap.
The most common problems we see are:
- Skirting caulk that keeps splitting
- Gaps opening between the floor and skirting
- Rigid edge joints in tiled floors
- Grout cracking in a straight line across a floor
Rented homes near Connel Ferry station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty.
What your quote should include
- Which colour the sealant will be
- How hidden problems are handled
- Are they insured?
- What the cure time is
What we cannot put right
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Bouncy or failing floorboards
- A tiled floor that needs relaying
- Cracked or broken concrete slabs
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.
Surfaces we seal
- Skirting boards
- Thresholds
- Wet room & bathroom floors
- Concrete floor joints
- Tiled floors
- Commercial floors
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Keep heavy wheels off new concrete joints until cured
- Keep floor cleaning water to a minimum at the edges
- Check skirting joints after the heating season
- Act on grout cracks that run in a straight line
In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Cone off the area if needed until it’s ready.
A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier.
