Regrouting near Benderloch

Regrouting in Benderloch, done properly

We take the old grout out to a consistent depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. We work on bathroom wall tiles, bathroom floors and kitchen splashbacks, and the jobs we see most are discoloured grout on otherwise sound tiles and floor grout that won’t come clean.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Wipe water off the walls when you’re done
  • Stick to mild products for cleaning grout
  • Give the walls a quick rinse after use
  • Look at the sealant in the corners now and then

If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and open a path for water.

Small problems with grout are quick to put right. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Landlords, agents and businesses in Benderloch

Landlords and letting agents in Benderloch can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

What happens on the day

On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work generally takes a few hours for a shower enclosure, longer for a whole room. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. We grout the joints and wipe the tiles clean.
  5. Internal corners and edges are resealed.

Preparing for the visit

  • Move anything stored near the joints
  • Tell us if parking is tricky
  • For indoor joints, keep the area dry beforehand if you can

Advice

Regrouting around Benderloch

Benderloch is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Around Benderloch, as everywhere, regrouting is only as good as the preparation behind it.

How we quote for regrouting

Jobs vary more than people expect. What affects the quote:

  • The product the joint needs
  • Any working-time requirements on site
  • How much there is to do
  • Whether there’s mould to deal with

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • Any previous sealing or DIY work
  • The type of property
  • Where the property is
  • What’s wrong with the joints now

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Honest limits

A few problems are outside what sealant work can do:

  • A leaking shower valve or waste
  • Tiles that have come away from the wall
  • Damaged tiles that need replacing

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Tiled floors
  • Wet rooms
  • Kitchen splashbacks
  • Bathroom floors
  • Bathroom wall tiles
  • Shower walls

When to call us in Benderloch

Harsh cleaners and scrubbing wear grout away. Bleach and acidic limescale removers can attack it over time, until the joints are rough and low.

The most common problems we see are:

  • Grout washed out of a shower
  • Cracked grout along the bath or tray
  • Kitchen splashback grout stained by grease
  • Grout stained black or orange that won’t clean

Letting a property close to Connel Ferry station? Then stained grout drags a rental down, and regrouting between lets puts that right.

What to look for in a quote

  • Whether all the old sealant comes out first
  • How the joint is cleaned and prepared
  • Is VAT in the price?
  • Who turns up on the day

10 questions to ask before you book

FAQs for Benderloch

Will you come out to Benderloch?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do regrouting in Benderloch?

Yes. Our work covers the whole of Scotland, and Benderloch is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

How much does regrouting cost in Benderloch?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Will regrouting fix loose tiles?

If tiles are loose, something behind them has usually failed. Grout on its own won’t fix that and we will say so before going ahead.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we’re using.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages.
