What affects the cost of regrouting

The quote reflects the job in front of us. We take into account:

  • Whether the work is at height
  • The amount of work
  • Any working-time requirements on site
  • Whether there’s mould to deal with

What it costs depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

To help us quote quickly, please include:

  • Where the property is
  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you’re ready, email us at info@mrmastic.co.uk.

Regrouting in North Connel, done properly

Before we start, the tiles are checked. Loose or hollow tiles are pointed out first, because regrouting will not fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. We work on bathroom wall tiles, shower walls and bathroom floors, and the jobs we see most are discoloured grout on otherwise sound tiles and grout in corners that has cracked.

A bathroom in a place like North Connel gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

There’s a 12-month guarantee on every job, whatever its size.

What happens on the day

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, or longer for a fully tiled room, and the area is left clean. Outdoor work around North Connel depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. Dust and debris are vacuumed out of every joint.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. Corners and edges are resealed with flexible silicone, not grout.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • On commercial sites, let us know about site rules
  • Let us know about parking restrictions

North Connel homes and their sealant

North Connel is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Homes close to St Oran's Church of Scotland include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Connel Ferry station? Then stained grout drags a rental down, and regrouting between lets puts that right.

What happens if it’s left?

If tiles are loose, regrouting alone is not the answer. We’ll tell you before any work starts so you know what’s involved. Where the tiles are sound, regrouting is far less disruptive than retiling. Around North Connel, water from a failed joint in an older stone home can soak into timber and plaster.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

When it is not the sealant

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Tiles that are chipped or split
  • Loose tiles, which need refixing first
  • Waterproofing that has failed below the tiling

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Shower walls get wet every day, so its grout takes the most punishment. It usually fails first.

Wet rooms

Wet room grout and sealant need to be in good order. We replace the grout and reseal the edges.
