Landlord and commercial work in Ganavan

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
How we handle regrouting in Ganavan
Grout fills the gaps between tiles, and sealant is what goes along the bath, tray or worktop. Once grout starts to crack or wash away, water has a way in behind the tiling. Our job is to rake it out and put new grout in and renew the silicone at the edges. If you have grout stained black or orange that won’t clean and good tiles let down by tired grout, we can put it right.
For a place like Ganavan, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
Each job carries a 12-month guarantee, large or small.

Ganavan: your questions answered
I let a flat near Oban station. Can you help?
Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Do you work for hotels and guest houses in Ganavan?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Where do you work from?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Is it possible to regrout only the shower area?
Yes. A lot of our jobs are only the shower, or the area where the grout has gone.
Do you cover Ganavan?
We do. Ganavan is part of the area we cover.
Should corners be grouted or sealed?
Silicone. Grout is for the joints between tiles, while corners and edges need a joint that can move.
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
Do you need regrouting in Ganavan?
When tiles or the wall behind them move, the grout cracks. Loose tiles, bouncy floors and timber walls can all do it, which is why we check the tiles first.
Most people get in touch when they notice one of these:
- Grout washed out of a shower
- Good tiles let down by tired grout
- Cracked or crumbling grout lines
- Grout that stays dark however much it’s cleaned
Managing a site like Oban High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Comparing quotes
- How long the guarantee is
- Which sealant they’ll use, and why
- When the joint can take water or movement
- What insurance they hold
When it is not the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- Tiles that are loose or hollow behind
- Failed tanking or waterproofing under the tiles
- A structure that flexes behind the tiles
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Bathrooms and kitchens in Ganavan
Ganavan is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you let a flat or house near Oban station, stained grout drags a rental down, and regrouting between lets puts that right.

How it works
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours, or longer for a fully tiled room. Outdoor work around Ganavan depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First we agree what’s being done and flag any loose tiles.
- We remove the old grout carefully.
- Dust is cleared from every joint.
- We grout the joints and wipe the tiles clean.
- Internal corners and edges are resealed.
Before we arrive
- Keep pets and children clear of the area while we work
- Let us know about parking restrictions
- Tell us about any previous sealing or DIY attempts

How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Clean grout with a mild bathroom cleaner
- Get any tile that moves checked promptly
- Open a window or run the fan to clear steam
- Use a squeegee on the tiles after showering
We’ll tell you when the area can be used again. Stick to that time, and avoid scrubbing the new grout hard for the first few days.
Tiles can come away if failed grout is left. By then, new grout alone is not enough, so it’s worth acting early.
Leave it or put it right?
Cracked grout lets water behind the tiles. Left alone, that water can loosen tiles or damage the wall, and then you’re looking at retiling. Sorting it early keeps the job simple. In an older home around Ganavan, damp from a failed joint can get into timber and plaster.
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.
