Remedial sealant & repairs in Ganavan, Argyll and Bute
Our applicators work in Ganavan on removing failed, mouldy or leaking sealant and putting it right. Old material cut out, joints cleaned and sealed neatly.
- Gaps opening along the back of the worktop
- Sealant applied over old sealant that has lifted
- Black mould underneath the bead
Common problems we fix in Ganavan
Silicone only bonds to surfaces that are clean and dry. Residue, moisture or dust left in the joint weaken the bond, and the joint starts to come away early.
Most people get in touch after spotting something like this:
- Floor or wall movement joints that have failed
- Over-sealed joints coming away
- Dark patches showing through the sealant
- Beads that never stuck properly
Managing a site like Oban High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Remedial sealant in Ganavan
If a joint fails again and again, something is causing it. Movement, the wrong product or a leak from somewhere else will beat any new bead. Finding that cause comes before any new sealant. If you have dark patches showing through the sealant and decorators’ caulk around a bath or shower, we can help.
In and around a place like Ganavan, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

What happens on the day
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for most joints, depending on how much old sealant has to come out. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We protect the surfaces around the joint.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Tell us about access, such as stairs, a lift or high-level joints
- Try not to wet indoor joints just before the visit

FAQs for Ganavan
Do you cover smaller places like Ganavan?
Yes. Ganavan is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Oban station. Can you help?
Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
Can you reseal a split movement joint?
Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
How long does remedial resealing take?
It takes a few hours, depending on how many layers have to come out. You’ll know the timing when we quote.
What if resealing will not fix my leak?
In that case, we tell you what we’ve found. You may need a plumber or bathroom fitter.
Are you fully insured?
Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.
Where is Mr Mastic based?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Housing providers, facilities teams and property managers book us too. Several sites can go on one quote.
Aftercare tips
So the new joints stay in good condition:
- Get the cause of a repeat leak found before resealing
- Check trays and worktops don’t move
- Keep an eye on the ceiling below the bathroom
- Keep the room well ventilated
Give the new sealant its full cure time: usually around 24 hours, or as long as we advise.
A failing joint rarely gets better on its own. Every shower or downpour sends more water through, into whatever is behind or below. Early action keeps it to a sealant job.
What we cannot put right
Sealant is not the answer to every problem, and we will tell you before we start. Sealant won’t put right:
- Failed tanking or loose tiles behind the sealant
- Older mastics that may need an asbestos check before removal
- Movement from fittings that are not supported
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What else we do in Ganavan
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Ganavan has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Why act early in Ganavan
Mould under a bead can’t be reached by cleaning. The layers have to come out, so the joint can be treated and resealed. In an older home around Ganavan, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.
