Bathroom resealing in PA34: how it works

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on kitchen worktops & upstands, baths and basins & vanity units, and the jobs we see most are gaps between the worktop and the wall and leaking joints on a shower screen.

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a morning or an afternoon for most single baths and showers.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

What’s near Oban

We work in homes and buildings around Oban High School, Caledonian Hotel and Old Parish Church and the streets around them. Oban has its own railway station: Oban station. Well-known places in the area include Oban Museum (0.6 miles north) and Dunollie Castle (1.2 miles north-west). Not far away are Lochan Dubh.

Where we work in PA34

PA34 has homes of every age, old and new, and in places like Oban, Dunollie and Balliveolan there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in PA34 are chosen with that in mind. Along the coast in PA34, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. The right product and careful preparation help it last.

Oban: If you live in an older home near Old Parish Church, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Oban High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Aftercare tips

To keep the joints looking good and working properly:

  • Do not leave water standing on kitchen joints
  • Open a window or run the fan so the room dries
  • Avoid abrasive pads on the sealant
  • Keep bottles off the sealant line

Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

Honest limits

Before you book, it’s worth knowing the limits:

  • A bath or tray that moves because it is not properly supported
  • Tiles that have come away from the wall
  • Failed grout lines across the wall

Why act early?

Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove.

Questions to ask before you book

  • What happens if they find a problem under the old sealant
  • Whether you can choose the colour
  • Whether the sealant suits the joint
  • What guarantee comes with the work

Questions from PA34

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Can tenants book the work?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

Can landlords and businesses book you?

Yes, we do. We work in homes, commercial premises and hotels.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Can you get rid of the black mould in my sealant?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
