Bathroom resealing across PA38: what to expect
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on wet rooms, kitchen worktops & upstands and shower trays & enclosures, and people most often call us about mouldy sealant that has gone black and gaps where the bath or tray has moved.
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.

Where we work in PA38
Our bathroom resealing work across PA38 covers homes, rentals and businesses, from Port Appin, Appin and Duror to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including PA38. Along the coast in PA38, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most, and the weather is hard on the outside too.
Port Appin: Around Port Appin, as everywhere, bathroom resealing is only as good as the preparation behind it. For jobs in and around Port Appin, choosing the right material for each joint is as important as a tidy finish.
Looking after it afterwards
After the cure time, these simple habits help:
- Dry the bead with a towel now and then
- Keep an eye on the corners, where splits start
- Give the silicone its full cure time
- Stick to a soft cloth and a mild cleaner
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
When it isn’t the sealant
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Water coming from the plumbing rather than the joint
- Movement from a bath with loose feet or no proper support
- Tiles that have come away from the wall
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
What affects the cost of bathroom resealing
For a quick quote, just ask. What matters most is:
- Access and height
- The number of rooms or windows
- Which sealant suits the joint
- Working hours on commercial sites
What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.
Helping us quote
Before you ask for a quote, have a think about:
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
- What the problem is, such as mould, gaps, leaks or cracking
- Photos by email, if that is easy
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.
Signs you need bathroom resealing
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
Most people get in touch after spotting something like this:
- Failed sealant on the screen profile
- New sealant laid over old sealant that is now lifting
- Black spots spreading through the bead
- Lumpy, uneven sealant from a DIY attempt
PA38: your questions answered
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and you will get one quote.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Do you guarantee your resealing?
Yes. Every job carries our 12-month guarantee, and we’re fully insured.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Do you cover PA38?
Yes. We’re based in Crawley and work across South East England, London and Scotland, and that includes PA38.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
