Bathroom resealing across PH33: what to expect
Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Common call-outs are for water getting behind the bath panel and a messy, uneven bead from a previous reseal, across basins & vanity units, sinks & splashbacks and wet rooms.
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a morning or an afternoon for most single baths and showers and we leave things clean and tidy.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Bathroom resealing across PH33: local notes
Homes across PH33 range from older properties to new builds, and in places like Fort William, Caol and Inverlochy there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in PH33 are chosen with that in mind. Parts of PH33 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.
Fort William: Managing a site like Lochaber High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Fort William station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
We also work for property managers and facilities teams. Several sites can be quoted together.
What happens if it’s left?
A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite.

How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Use gentle cleaners on the silicone
- Squeegee the walls and tray after use
- Keep the fan on for a while after bathing
- Don’t leave water standing on kitchen joints
Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
How the job changes by surface
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.
DIY versus a professional finish
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
PH33 questions
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Can you reseal around my kitchen sink and worktop?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
When can I use the bath or shower again?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
Is white the only colour available?
There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
Can landlords and businesses book you?
Yes, regularly. We can quote for several properties at once.
