Bathroom resealing for Corpach homes and businesses

Bathroom resealing in Corpach: local notes

Corpach is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you look after a building such as Lochaber High School, we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Corpach station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Corpach (Gaelic: A'Chorpaich) is in Highland. Wherever you are in the PH33 postcode area, we can carry out bathroom resealing at your property. Corpach is one of 253 places in Highland where we work. There’s also a page for Glasgow, about 76 miles away.

We cover every part of the PH33 postcode area for bathroom resealing and the streets around it. Streets in the area include Farrow Drive, Pob's Drive and Guisach Terrace, and we cover them all. Neighbouring places we cover for bathroom resealing include Banbhaidh (1 mile east), Caol (1 mile south-east), Taobh Lochaidh (2 miles east), Inverlochy (2 miles south-east) and Fort William (2 miles south). Remote and island addresses need a little more planning, so please mention your location when you drop us a line at info@mrmastic.co.uk.

How we handle bathroom resealing in Corpach

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. If you have sealant that has split, shrunk or peeled away and new sealant laid over old sealant that is now lifting, we can help.

Bathrooms in smaller places like Corpach work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

All our work is covered by a one-year guarantee, wherever you are in Highland.

Honest limits

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • Failed grout lines across the wall
  • A tray or bath that’s cracked through
  • Movement from a bath with loose feet or no proper support

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Sinks & splashbacks
  • Wet rooms
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Baths

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Do not let bottles sit on the bead
  • Stick to a soft cloth and a mild cleaner
  • Dry worktop joints after washing up
  • Let new sealant cure fully before it gets wet

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

What happens on the day

The work is kept neat and contained to the joints we’re treating. The job normally takes half a day or less for one room, longer when the kitchen is included. Outside jobs in Corpach need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Let us know about parking restrictions
  • Mention if the joints have been sealed before
  • Clear the area around the work

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Quotes for bathroom resealing in Corpach

Every job gets its own quote. This is what makes a difference:

  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows
  • How much there is to do
  • Whether the work is at height

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Access, such as stairs, a lift or height
  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved before giving you a price.

Corpach questions

I let a flat near Corpach station. Can you help?

Yes. We work for landlords and agents as well as homeowners. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you cover smaller places like Corpach?

Yes, Corpach is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you reseal kitchen worktops and sinks too?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

Can I add another job to the visit?

Yes. Just list everything you need.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Does the resealing come with a guarantee?

Yes. Every job carries our one-year guarantee.

Why act early in Corpach

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.
