Our applicators work in Banbhaidh on bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly.
- Black mould in the silicone that will not clean off

- Leaks into the floor or ceiling below
About our bathroom resealing in Banbhaidh
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. If you have shrunken sealant along the back of a worktop and leaks into the floor or ceiling below, we can put it right, whatever the surface.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Work for landlords, hotels and businesses
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
Do you need bathroom resealing in Banbhaidh?
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.
Most people get in touch when they notice one of these:
- Splits where the tray meets the wall
- Mouldy sealant that has gone black
- Leaks into the floor or ceiling below
- Gaps between the worktop and the wall
Around Banbhaidh, as everywhere, bathroom resealing is only as good as the preparation behind it.
Questions to ask before you book
- How the joint is cleaned and prepared
- Is the old sealant removed completely?
- What happens if they find a problem under the old sealant
- Whether you can choose the colour
Different surfaces, different methods
Baths
Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and isn’t stretched when it’s used.
Shower trays & enclosures
A tray that rocks will split any sealant. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.
Why deal with it now?
A quick bead over the top of the old one might look better for a while, but it will not bond. Water creeps under it and mould follows, so the next person has twice as much to remove. In a place like Banbhaidh, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
The cost depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Looking after it afterwards
To keep the joints looking good and working properly:
- Look for lifting corners and small gaps now and then
- Wipe up water along the back of the worktop
- Keep the fan on for a while after bathing
- Move toiletries away from the joint
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

DIY sealant or a professional job?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

I let a flat near Banavie station. Can you help?

Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint.
Are you fully insured?

Can you get rid of the black mould in my sealant?
Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.
Do you hold any approvals?
Yes. We’re approved under the ARBOMaster scheme.
How long before the new sealant can get wet?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Bathroom resealing in Banbhaidh: local notes
Banbhaidh is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
Rented homes near Banavie station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

The process
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes around two hours for one bath or shower, longer for a whole bathroom. Somewhere like Banbhaidh may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Preparing for the visit
- Clear items away from the joints we’re working on
- Mention any tricky access
