Sand mastic for homes and businesses in Banbhaidh

Across Banbhaidh, we renew sand mastic around sash and case windows. Every joint is cleaned out and filled by hand for a neat, traditional finish. We work on tenement windows, timber door frames and brick reveals, and common reasons people get in touch are mastic worn away on windows facing the weather and mastic that needs renewing before redecorating.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How we quote for sand mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove
  • Any mould that needs treating
  • Working hours on commercial sites

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Any previous sealing or DIY work
  • The rough size of the job
  • Any access issues, like height or stairs
  • Where the property is

For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.

Surface by surface

Period and listed homes

Materials matter on listed and conservation-area homes. Like-for-like sand mastic is normally favoured.

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We can do one window or several.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Renew mastic before redecorating the windows
  • Keep modern sealant off the mastic
  • Take care around the mastic when scraping paint
  • Ask a joiner to look at soft timber first

Leave the new mastic alone while it firms up. It skins over quickly but needs longer to fully harden.

Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry so early renewal protects both.

When to call us in Banbhaidh

Water gets into small cracks in the mastic and loosens it further. Windows facing the weather tend to go first.

It’s worth asking for a quote if you see:

  • Cement or filler used on old window joints that has cracked
  • Modern sealant on a period surround
  • Tired mastic found when preparing windows for paint
  • Weathered mastic on the most exposed windows

For landlords with property near Banavie station, any sash windows need sound mastic to keep draughts and rain out.

Frames and glazing around Banbhaidh

Banbhaidh is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Banbhaidh is in the west of Scotland, which is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.

In and around Banbhaidh, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

How the visit works

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours per window, depending on the condition of the joints. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. We dress the finish so it sits neatly against the masonry.

Before we arrive

  • Tell us about any water getting in
  • Keep pets and children clear of the area while we work
  • Move anything stored near the joints

Questions from Banbhaidh

I let a flat near Banavie station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Will you come out to Banbhaidh?

Yes. Banbhaidh is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

How do I get a quote for sand mastic in Banbhaidh?

Every job is different, so each one gets its own quote. To get one, send an email to info@mrmastic.co.uk with a short description of the job.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Are you fully insured?

Yes. We’re fully insured for domestic and commercial work.

Where do you work from?

We work from Crawley. Our applicators cover Banbhaidh, along with the rest of our area.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
