Trusted floor joint sealing in Corpach

Floor joint sealing in Corpach

The gap under a skirting board often opens as floors and walls move with the seasons. Decorators’ caulk normally cracks where there’s movement, so we use a flexible sealant that moves with the floor. We work on skirting boards, wet room & bathroom floors and thresholds, and the jobs we see most are failed seals where bathroom floors meet baths and panels and worn sealant at door thresholds.

For a place like Corpach, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

Each job carries a 12-month guarantee, large or small.

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Water getting under the tiles from elsewhere
  • Movement too big for a sealant joint
  • Subfloor problems that need a flooring contractor

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Wet room & bathroom floors
  • Skirting boards
  • Thresholds
  • Tiled floors
  • Commercial floors
  • Concrete floor joints

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured for the work.

Leave it or put it right?

Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Why book with us

  • Old sealant always removed completely
  • Fully insured
  • White, clear, grey or coloured to suit, where the product allows
  • Trusted Arbo and Everbuild sealants

Take a look at our cost guide and customer reviews.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep floor cleaning water to a minimum at the edges
  • Don’t slide heavy items over sealed joints
  • Keep caulk for dry, still joints only
  • Check skirting joints after the heating season

Don’t paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.

Cracks along tile grout lines come back unless the movement is dealt with. A flexible joint added early helps protect the tiles themselves.

How we quote for floor joint sealing

We do not publish a price list. What we look at:

  • The old material and how stubborn it is
  • How easy the joints are to reach
  • The number of rooms or windows
  • When we can work, for business premises

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Helping us quote

To make quoting easier, let us know:

  • Whether it has been sealed before
  • Where the property is
  • Whether it’s a home or a business
  • What’s wrong with the joints now

Need a quote? Please send an email to info@mrmastic.co.uk with a few details. We will explain what we’d do and send you a clear quote before we start.

Floor joint sealing around Corpach

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Floors around Highland run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.

If you look after a building such as Lochaber High School, floor and threshold joints in busy corridors wear quickly and are best resealed early. If you let a flat or house near Corpach station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Corpach (Gaelic: A'Chorpaich) is in Highland. We provide floor joint sealing to householders, landlords and businesses in Corpach and nearby, as part of our work across Highland. Corpach is one of 253 places in Highland where we work for floor joint sealing. For nearby work, see our Glasgow page.

How the visit works

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes a few hours for most rooms, longer for large commercial floors in most cases. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. We remove what’s in the joint now.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about stairs, lifts or work at height

Advice

Your questions about floor joint sealing in Corpach

Can you help a landlord with a rental near Corpach station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Do you cover Corpach for floor joint sealing?

Yes. We work across all of Scotland, and Corpach is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Is the work guaranteed?

Yes. There’s a 12-month guarantee on every job, large or small.

What causes gaps between the floor and skirting?

Floors and walls move a little with the seasons, and new floors settle. We close it with a flexible sealant that moves with the floor.

Can grout be replaced with sealant on a tiled floor?

In many cases, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant. If tiles are loose, that needs fixing first.

Can I choose the sealant colour?

In most cases you can choose. We’ll tell you which colours the right product comes in and agree one before work begins.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A DIY attempt does not rule out a professional job. We cut it out and start again.
