Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Look at floor joints each spring
  • Use furniture pads near skirting
  • Avoid caulk in bathrooms and kitchens
  • Vacuum floor joints regularly to stop grit building up

Silicone sealant isn’t made to take paint. If you plan to paint, we will use a paintable product.

A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier.

Floor joint sealing in Caol

Every floor moves a little, so its edges need a joint that can flex. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed with a sealant suited to the movement and traffic. If you are dealing with floor edges that trap water and grime and tiled floors with no room to move, we can put it right, on wet room & bathroom floors, commercial floors and skirting boards alike.

For a place like Caol, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

A one-year guarantee comes as standard.

The process

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take a few hours for most rooms, longer for large commercial floors. Somewhere like Caol may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. The room is cleared along the joints so we can reach them.
  2. We take out the cracked caulk, grout or old sealant.
  3. Edges are cleaned and dried.
  4. We apply a flexible sealant suited to the floor and tooled.
  5. Finally, we check the work and talk you through aftercare.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in
  • Mention any sign-in or site rules at work premises

Advice

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured.

When something else is needed

In fairness, some problems need a different trade:

  • Floors that are uneven or need levelling
  • Leaks from a failed tanking system
  • A tiled floor that needs relaying

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

What we seal

  • Tiled floors
  • Commercial floors
  • Concrete floor joints
  • Skirting boards
  • Wet room & bathroom floors
  • Thresholds

Caol questions

Can you help a landlord with a rental near Banavie station?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Caol?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you match the sealant colour?

Usually, yes. White, clear and grey are common, and other colours are available for many products, and we will agree it with you first.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Are you insured?

Yes. Full insurance covers our work.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

How long does the job take?

That depends on how much there is to do, but as a guide it takes a few hours, depending on the length of joint. We’ll give you a better idea when we quote.

What affects the quote in Caol

You will get a clear quote before any work starts. It takes into account:

  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • When we can work, for business premises
  • How many rooms, windows or areas are involved

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Helping us quote

To make quoting easier, let us know:

  • The type of property
  • What’s wrong with the joints now
  • Where the job is, and your postcode
  • Pictures of the joints, sent by email

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work before giving you a price.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Floor joint sealing in Caol: local notes

Floors around Highland run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

Around Caol, as everywhere, floor joint sealing is only as good as the preparation behind it. Rented homes near Banavie station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.

Why it’s worth doing now in Caol

Filling a skirting gap with caulk looks fine at first, but the movement soon cracks it. A flexible sealant moves with the floor, so the joint stays closed. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost reflects the work involved, not guesswork. That is why we ask about the job first.
