External mastic in Caol, done properly
External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We strip the joint back and start again. We work on render & cladding joints, copings & trims and concrete & block, and people most often call us about brick movement joints where the sealant has split and panel joints letting water in.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.
Big or small, it’s backed by our 12-month guarantee in Caol and across Highland.

Outside joints around Caol
Caol is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.
In and around Caol, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
Caol is in Highland. Caol gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Across Highland, we cover 253 places, and Caol is one of them. Glasgow is on our list too, about 75 miles from Caol.
Every address in PH33 is covered for external mastic. Local streets include Glen Nevis Road, Camesky Road and Macquarrie Court. If you are just outside Caol, we cover Taobh Lochaidh (1 mile east), Banbhaidh (1 mile north), Inverlochy (1 mile south), Corpach (1 mile north-west) and Fort William (2 miles south). If you’re somewhere remote, the job takes a little more planning, so mention it when you ask for a quote.

Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Loose or hollow render, which needs re-rendering
- Subsidence or other structural problems
- Damp that isn’t coming from the joint
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Leave it or put it right?
A failed movement joint lets water into the wall and can run behind render or cladding. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Signs you need external mastic in Caol
UV, rain and frost all age exterior sealant. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.
The problems people generally mention when they call include:
- Water getting into walls through failed joints
- Joints with sealant missing in places
- Cracked joints where brick meets render or frames
- Sealant that has lost its bond to the brick or render
If you let a flat or house near Banavie station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How we quote for external mastic
Every job gets its own quote. This is what makes a difference:
- The size of the job
- Working hours on commercial sites
- How easy the joints are to reach
- The product the joint needs
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Asking for a quote
Photos by email are helpful but not essential. Please mention:
- How we’d reach the joints
- The address or postcode of the job
- Roughly how big the job is
- If it’s domestic, commercial or a hotel
If you are in Caol and need external mastic, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you’ll get a clear quote before we start.
The process
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on the building. Outside jobs in Caol need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Getting ready for the visit
- Move anything stored near the joints
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any parking rules near the property

Advice
Surface by surface
Joints between dissimilar materials
Wherever two materials meet, they move differently. A flexible sealant bridges the two so neither cracks the other.
Render joints
Water behind render can lead to blown patches. Resealing the joints early keeps water out.
