Gutter sealing in Caol, done properly

A drip at a gutter joint is easy to ignore, but the water lands on the same spot every time it rains. Resealing it is a small job if the gutter is otherwise in good order. Common call-outs are for end caps that drip every time it rains and wet patches on the wall under a gutter joint, across gutter end caps, uPVC fascias and garage door frames.

In and around a place like Caol, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

What happens if it’s left?

A bead squeezed onto a wet joint might hold for a while but it tends to peel off. Cleaning out and drying the joint first is what makes it last. Around Caol, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will go through it with you.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Clean out the gutters once or twice a year
  • Keep an eye out for wet patches below a joint
  • Have sagging gutters refixed early
  • Deal with a drip before winter

Keep downpipes clear, so water can get away. A blocked pipe backs water up to the joints.

Split sealant on fascias and trims lets water in behind. Sealing it early keeps the boards behind dry and the wall below.

Common questions in Caol

Does the coastal weather in Caol affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

I let a flat near Banavie station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Can sealant stop a sagging gutter leaking?

Not for long. The joint will pull apart, so the fall and brackets need sorting first.

Do you cover Caol?

Yes, we do. Our applicators work in Caol.

How do I get a quote for gutter sealing in Caol?

Size, access and the old material all affect the cost. Call for a quick quote.

Can I choose the sealant colour?

Yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before any work starts.

Will sealant fix a dripping gutter joint?

In many cases, yes. A clean, dry joint resealed with gutter sealant generally stops the drip. If the section is split or warped, it needs replacing.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few photos.

The process

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, depending on the number of joints and the access. Somewhere like Caol may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we trace the drip and check the gutter is not damaged.
  2. We remove the old sealant and clean the joint.
  3. We dry the joint so the new sealant can bond.
  4. We seal the joint with a sealant made for gutters.
  5. We check the run and clear debris near the joints.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Clear items away from the joints we’re working on
  • Mention any parking rules near the property

How to get a quote

Advice

Walls and rooflines in Caol

Caol is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on gutter, fascia and roofline joints, which can dry out and crack sooner where a building faces the weather. Caol is in the west of Scotland, which is wetter than the east, which means gutter, fascia and roofline joints has to cope with a lot of rain.

Letting a property close to Banavie station? Then a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking.

Choosing a sealant specialist

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Brackets that have snapped or loosened
  • Rotten or damaged fascia boards
  • Roof leaks, slipped tiles or failed flashing (a roofer’s job)

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Surfaces we seal

  • Gutter end caps
  • Gutter joints
  • Soffit joints
  • Roofline trims
  • Garage door frames
  • uPVC fascias

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
