Your questions about external mastic in Torlundy
Will you come out to Torlundy?
Yes. Torlundy is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Banavie station. Can you help?
Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
How long does the job take?
That depends on how much there is to do, but most jobs take anything from a few hours to several days, depending on the building. We will tell you when we quote.
How do I get a quote for external mastic in Torlundy?
Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.
Is it OK to seal over old sealant?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
What sealant do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Do you guarantee your work?
Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.
External mastic in Torlundy, done properly
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing. If you have brick movement joints where the sealant has split and hard, crazed mastic that has stopped moving, we can put it right.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Why deal with it now?
A failed movement joint lets water into the wall and can run behind render or cladding. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first.
What you get with us
- We agree the colour with you first
- We never seal over old sealant
- Fully insured
- Homes, businesses and hotels
Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Torlundy buildings and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.
For landlords with property near Banavie station, outside joints that have cracked can let damp into a rental, so check them between lets. Managing a site like Lochaber High School? Then its movement joints, gutters and trims need looking after like any other building’s.

How it works
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours to a few days, depending on the length of joint and the access. Outside jobs in Torlundy need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Tell us about any water getting in
- Plan for the work area to be out of bounds to pets and children

Advice
Quotes for external mastic in Torlundy
The quote reflects the job in front of us. We look at:
- Mould in or behind the old joints
- Whether old sealant or filler has to be cut out
- The product the joint needs
- The number of rooms or windows
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.
Helping us quote
Photos help, but a description is a good start. Please mention:
- Whether it has been sealed before
- A few pictures by email, if you can
- How many joints, rooms or windows are involved
- The address or postcode of the job
Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work and send you a clear quote.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.
What we can’t put right
We will always be straight with you, so here’s what new sealant will not do:
- Render that is blown, hollow or coming away
- Damp that is not coming from the joint
- Adding movement joints to masonry that has none
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.
Surfaces we seal
- Brickwork movement joints
- Concrete & block
- Render & cladding joints
- Joints between brick and frames
- Copings & trims
- Façade panels
Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Ask before painting over external sealant
- Don’t let climbing plants root in the sealant
- Deal with leaking gutters that soak the joints below
- Keep movement joints as flexible joints, not mortar
Avoid pressure-washing straight into the joints. High-pressure water can lift the edges and let water in behind.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Resealing it early helps prevent that.
