How external mastic works in Highland
For buildings in Highland, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. We work on concrete & block, façade panels and render & cladding joints, and the jobs we see most are weeds or debris growing in open joints and movement joints with cracked, split or missing sealant.
There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes anything from a few hours to several days, depending on the building for a typical job.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
What you’ll pay
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

What’s near Inverness
Locally, jobs take us to homes and businesses close to Inverness, Cavell Gardens and Maple Court Hotel, among other places. For rail, the closest station is Inverness station, about 0.7 miles north. Nearby you will also find Inverness Castle (0.5 miles north) and Inverness Museum and Art Gallery (0.5 miles north). For a walk, there’s Tomnahurich.
Outside joints across Highland
Highland has everything from period brickwork to rendered and clad modern buildings. The joints between different materials are the usual weak points.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. That shapes the choice of sealant for jobs across Highland. Along the coast in Highland, window and wall joints facing the sea take the brunt of the weather, and that’s where sealant usually gives up first. The right product and careful preparation help it last.
Inverness: Managing a site like Inverness High School? Then larger buildings have long runs of movement joint that eventually need resealing. If you let a flat or house near Inverness station, outside joints that have cracked can let damp into a rental, so check them between lets.
What affects the quote in Highland
We quote each job individually. These are the things that affect it:
- Whether the work is at height
- Whether old sealant or filler has to be cut out
- The product the joint needs
- Working hours on commercial sites
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.
What to tell us for a quote
To help us quote quickly, let us know:
- Access, such as stairs, a lift or height
- How many joints, rooms or windows are involved
- Photos by email, if that is easy
- Where the property is
Need a quote? Please send an email to info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.
Why act early?
Water gets in through a failed movement joint, behind render and cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it.
Questions to ask before you book
- Whether all the old sealant comes out first
- What guarantee comes with the work
- What the cure time is
- Whether you can choose the colour
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Common problems we fix in Highland
Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and rips as the joint opens.
If you can see any of these, it’s time to have the joints looked at:
- Water getting into walls through failed joints
- Old sealant gone brittle and cracked
- Joints pointed up with cement by mistake
- Sealant that has lost its bond to the brick or render
Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Keep soil, plants and ivy away from the joints
- Leave the joints unpainted unless we have said otherwise
- Have failed joints looked at early
- Point out the joints to other trades
Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.
An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.
FAQs for Highland
Is it OK to seal over old sealant?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Do you seal joints where cladding meets other materials?
Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. The colour is chosen to suit.
How long before the joint can be used?
Different products cure at different speeds, so follow the cure time we give you when we finish.
Do you work at height?
Each building is different. Tell us the height, the number of joints and what’s below them.
Is there a guarantee?
Yes: twelve months. If anything isn’t right with the work within the year, let us know and we’ll sort it.
Will the new joint stand out?
We choose a sealant colour to suit the brick, stone or render so the joint blends in. Exterior sealants come in a good range of colours.
Do you remove the old sealant?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
