External Mastic in Canisbay
External mastic across Canisbay and nearby, with old sealant always removed completely and a 12-month guarantee.
- Damp patches traced to an open external joint
- Old sealant gone brittle and cracked
- Moss and dirt in joints with no sealant left
Surface by surface
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. Their movement joints are sealed over backing rod with a flexible sealant.
Render joints
Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.
External mastic for homes and businesses in Canisbay
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a colour to suit. We work on concrete & block, copings & trims and brickwork movement joints, and people most often call us about failed sealant between panels on a façade and weathered mastic that no longer stretches.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

What sealant work cannot fix
We will not take on work that will not last, so these are the limits:
- Cracked brickwork or render that needs a builder or plasterer
- Failed render or damaged cladding panels
- Rising or penetrating damp from elsewhere in the wall
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

What happens on the day
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. Somewhere like Canisbay may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Tell us about any water getting in
- Keep pets and children clear of the area while we work

Advice
Outside joints around Canisbay
Canisbay is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Historic houses like Castle of Mey (about 3.8 miles west) are a reminder that the area around Canisbay has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.
In and around Canisbay, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Common problems we fix in Canisbay
Poor preparation causes many early failures: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.
People normally contact us when they notice something like this:
- Brick movement joints where the sealant has split
- Weeds or debris growing in open joints
- Sealant that has lost its bond to the brick or render
- Rigid filler in a joint that should flex
If you live in an older home near Canisbay Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
What your quote should include
- How hidden problems are handled
- Is the old sealant removed completely?
- Is VAT in the price?
- How the joint is cleaned and prepared
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Avoid pressure-washing directly into sealant joints
- Leave the joints unpainted unless we’ve said otherwise
- Get split or bare joints resealed while the damage is small
- Keep movement joints as flexible joints, not mortar
Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead over time.
Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.
Your questions about external mastic in Canisbay
Can you do external mastic in Canisbay?
Yes, Canisbay is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Is Canisbay within the area you cover?
Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you work for letting agents?
Yes. As well as homeowners, we work for landlords, agents, businesses and hotels across Highland.
What is backing rod for?
Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all.
Can you quote for more than one area?
Yes. Just list everything you need and you will get one quote.
Do you guarantee your work?
Yes. There’s a 12-month guarantee on every job, large or small.
What colours does the sealant come in?
The aim is a neat, even joint in a colour that suits the wall. We will talk through colour options before we start from the range available.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
We work for landlords and agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
