How we handle external mastic in Brough
On houses, flats and commercial buildings across Brough, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. We work on copings & trims, concrete & block and façade panels, and the jobs we see most are hard, crazed mastic that has stopped moving and movement joints filled with mortar instead of sealant.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
A 12-month guarantee comes as standard.

Looking after it afterwards
To keep the joints looking good and working properly:
- Never let anyone fill a movement joint with mortar
- Show decorators and builders where the movement joints are
- Deal with leaking gutters that soak the joints below
- Leave the joints unpainted unless we have said otherwise
Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint.
Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years.
External mastic in Brough: local notes
Brough is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
In and around Brough, as anywhere, good external mastic starts with a clean, dry, properly prepared joint. Historic houses such as Castle of Mey, about 4.8 miles east, show how far back building around Brough goes.
Brough is about 7 miles north-east of Thurso, in Highland. Anywhere in KW14, our applicators can take on external mastic. We cover 253 towns and villages across Highland, from the larger towns to small villages.

What sealant work cannot fix
In fairness, there are a few things sealant will not fix:
- Cracking across the wall rather than at a joint
- Damp that is not coming from the joint
- Adding movement joints to masonry that has none

What else we do in Brough
How the visit works
Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes anything from a few hours to several days, depending on the building. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- The old mastic and anything lodged in the joint is removed.
- We clean both faces of the joint and prime them where the product calls for it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
How to prepare
- For business premises, tell us about site rules or sign-in
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any water getting in

Related advice
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
What affects the quote in Brough
Some jobs are bigger than they look, and some smaller. The main factors:
- Which sealant suits the joint
- Access and height
- How many rooms, windows or areas are involved
- The number and length of the joints
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
Asking for a quote
What to tell us when you ask for a quote:
- The address or postcode of the job
- How many joints, rooms or windows are involved
- A few photos by email, if you can
- Any previous sealing or DIY work
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
Landlords, agents and businesses in Brough
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Why deal with it now?
The longer a joint stays open, the more water the wall takes in. In cold weather, frost can damage wet brick and render near the open joint, so the problem grows beyond the joint itself. In an older home around Brough, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
What you pay reflects the work, not a rough estimate. That is why we ask about the job first and give you a clear quote before we start.

Your questions about external mastic in Brough
Can you do external mastic in Brough?
Yes. Our work covers the whole of Scotland, and Brough is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Is external mastic in a coastal place like Brough any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us and we’re fully insured.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
Where do you work from?
We’re based in Crawley, and we work across South East England, London and Scotland.
Are you fully insured?
Yes. We are fully insured.
What colours does the sealant come in?
Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We pick the one that suits your wall best so it does not stand out.
