External & façade joints in Castletown, Highland
Sealing brickwork movement joints, render, cladding and façade joints for householders, landlords and businesses in Castletown. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Cracked joints where brick meets render or frames
- Moss and dirt in joints with no sealant left
- Brick movement joints where the sealant has split
Why deal with it now?
A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and does not last so it’s worth doing right. In a place like Castletown, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.
Why us?
- Sealant colour chosen to suit
- Sanitary silicone with an anti-fungal additive in wet areas
- Quality sealants from Arbo and Everbuild
- We leave the area clean and tidy
External mastic in Castletown, done properly
For buildings in Castletown, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. If you are dealing with damp patches traced to an open external joint and joints with sealant missing in places, we can help, whatever the surface.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
All our work comes with our 12-month guarantee, wherever you are in Highland.

How it works
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a handful of joints, longer for a whole elevation. Somewhere like Castletown may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
How to prepare
- Keep children and pets away from the work area
- Mention any parking rules near the property
- Clear the area around the work

FAQs for Castletown
Do you cover smaller places like Castletown?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Does living near the coast affect external mastic in Castletown?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we are using.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Where do you work from?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
What colours does the sealant come in?
There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.
Castletown buildings and the weather
Castletown is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
In and around Castletown, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
Castletown is about 5 miles east of Thurso, in Highland. Whether you are in the middle of Castletown or further out, we cover external mastic for every kind of property. Across Highland, we cover 253 places, Castletown among them.

What we are called out for in Castletown
Sometimes a movement joint was filled with mortar or a rigid filler, often by someone who didn’t know what it was for. With the joint locked solid, the movement turns into cracks elsewhere in the wall.
Keep an eye out for any of the following:
- Hard, crazed mastic that has stopped moving
- Joints pointed up with cement by mistake
- Joints with sealant missing in places
- Water getting into walls through failed joints
If you live in an older home near St Trothan's Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.
What your quote should include
- How much experience the applicator has
- Which sealant they’ll use, and why
- What the cure time is
- What happens if the job turns out different
Honest limits
We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Walls that need new movement joints cut into them
- Loose or hollow render, which needs re-rendering
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.
Joints and surfaces we work on
- Façade panels
- Render & cladding joints
- Brickwork movement joints
- Joints between brick and frames
- Copings & trims
- Concrete & block
Should I try it myself first?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Have failed joints looked at early
- Tell anyone working on the walls about the movement joints
- Don’t let climbing plants root in the sealant
- Look over the joints every year, ideally after winter
Avoid pressure-washing straight into the joints. High-pressure water can lift the edges over time.
Act while the splits are small. At that stage it’s a simple cut out and reseal.
Different surfaces, different methods
Concrete and blockwork
Wide joints in concrete need the depth controlling carefully. We size the backing rod to the gap.
Joints between dissimilar materials
Joints where frames, sills or panels meet the wall are common leak points. We cut out the old sealant and reseal with a product suited to both surfaces.
