External & façade joints in Rattar, Highland
External mastic in Rattar from a team with over 20 years’ experience. Rated 4.9 on Google from 180+ five-star reviews.
- Failed seals between different materials
- Old sealant gone brittle and cracked
- Damp patches traced to an open external joint
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
External mastic in Rattar
Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We strip the joint back and start again. We work on render & cladding joints, façade panels and copings & trims, and common reasons people get in touch are failed seals between different materials and weathered mastic that no longer stretches.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

What the job involves on each surface
Concrete and blockwork
The face of concrete or block is often dusty, so cleaning and priming matter. We prime where the sealant needs it.
Copings and trims
Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible.
What sealant work can’t fix
Before booking, it’s worth knowing the limits too:
- Cracking across the wall rather than at a joint
- Adding movement joints to masonry that has none
- Loose or hollow render, which needs re-rendering
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Aftercare tips
A little care helps the new joints last. We recommend:
- Do not let climbing plants root in the sealant
- Deal with leaking gutters that soak the joints below
- Act on the first splits you see
- Make sure movement joints aren’t pointed over
Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.
Once a joint can’t move, the wall finds another way, usually as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.
Why it’s worth doing now in Rattar
It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way and it means sorting access once. In a place like Rattar, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

Common questions in Rattar
Can you do external mastic in Rattar?
Yes, Rattar is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Is external mastic in a coastal place like Rattar any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
What is backing rod for?
Backing rod controls the sealant depth and keeps it off the back of the joint. That way it bonds to the two sides only and can stretch.
Can you seal joints between render and window frames?
Yes. Materials like render, brick, metal and uPVC all move differently, so the joint between them must be flexible. The sealant is matched to both sides.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we are using and why.
Where are you based?
We work from Crawley. We cover Rattar and the rest of Highland, along with the rest of our area.
What is a movement joint?
A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It should be filled with flexible sealant, never mortar.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.
What affects the quote in Rattar
You’ll get a clear quote before work begins. It takes into account:
- Access and height
- Whether there’s mould to deal with
- How much there is to do
- How much old sealant there is and how hard it is to remove
What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- If someone has resealed it before
- How we’d reach the joints
- Where the property is
- Photos by email, if that’s easy
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

Walls and rooflines in Rattar
Rattar is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Historic houses like Castle of Mey (about 1.6 miles east) are a reminder that the area around Rattar has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.
Around Rattar, as everywhere, external mastic is only as good as the preparation behind it. Castle of Mey, about 1.6 miles east, is one of the historic houses in the wider area around Rattar, and older homes nearby need a sealant that suits their walls.

How it works
There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes anything from a few hours to several days, depending on the building for a typical job. Around Rattar, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- Old sealant and any debris are cut and raked out.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Move anything stored near the joints
- Mention any sign-in or site rules at work premises
