Fire rated sealant near Rattar

What happens if it’s left?

Leaving a gap until a refurbishment comes round can mean years with it open. On its own, sealing it now is a small job that does not depend on other work. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Fire rated sealant in Rattar

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. If you have fire seals that have cracked with movement and gaps left after a refit or conversion, we can help.

Work in a place like Rattar is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

Every job comes with a 12-month guarantee, wherever you are in Highland.

How the job changes by surface

Flats and HMOs

Working in occupied flats needs some planning. Access to flats and common areas is agreed in advance so residents know what to expect.

Service penetrations

New gaps tend to show up where services have been added. We clean out what’s there and reseal to the right depth.

What fire rated sealant looks like in Rattar

If you run a hotel, guest house or holiday let in a coastal place like Rattar, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.

Around Rattar, as everywhere, fire rated sealant is only as good as the preparation behind it.

Rattar is about 10 miles east of Thurso, in Highland. Homes, rented property, offices and hotels in Rattar can book us for fire rated sealant, old or new, large or small. Every job comes with our one-year guarantee. Rattar is one of 253 places in Highland where we work for fire rated sealant.

Your questions about fire rated sealant in Rattar

Is Rattar within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Rattar in your area for fire rated sealant?

Yes. We work across all of Scotland, and Rattar is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Do you carry out fire risk assessments?

No. Your fire risk assessor, designer or building control decides that. Our job is applying the sealant to their specification.

Can new sealant go over the old?

No. The old sealant always comes out first, so the new sealant bonds properly.

How long will you be here?

That depends on how much there is to do, but most jobs take a few hours for a handful of gaps, and longer for a whole building. We’ll tell you when we quote.

Is there a guarantee?

Yes. Each job is guaranteed for twelve months, wherever you are.

What does intumescent mean?

Intumescent means it swells when heated, helping close the gap. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • A wall that is not a fire-resisting element to begin with
  • Deciding what fire stopping a building needs
  • Big openings where sealant alone isn’t the tested solution

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Pipe & cable gaps
  • Flats & HMOs
  • Service penetrations
  • Plasterboard & masonry
  • Door frames
  • Linear gaps

Signs you need fire rated sealant in Rattar

Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service is not always sealed again.

People generally contact us when they notice one of these:

  • Gaps where walls meet ceilings or slabs
  • Fire seals that have cracked with movement
  • Joints picked up in a fire-stopping survey
  • Standard silicone or caulk in a fire-stopping gap

Whether the job is in Rattar itself or nearby, the right material for each joint matters as much as a neat finish.

What your quote should include

  • How long the guarantee is
  • Whether the sealant suits the joint
  • How much experience the applicator has
  • Whether VAT is included

How to choose a mastic man

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What affects the cost of fire rated sealant

The price is agreed before any work begins. It’s based on:

  • Whether the work is at height
  • Any mould that needs treating
  • How many areas need sealing
  • The product the joint needs

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

To help us quote quickly, please include:

  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now
  • If someone has resealed it before

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

What happens on the day

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It usually takes from a few hours to a few days, depending on the number of gaps and the access. Outdoor work around Rattar depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Locations and products are noted so you have them on file.
