Need fire rated sealant in Highland?

Fire rated sealant across Highland: what to expect

Deciding which gaps need fire stopping isn’t our role; that comes from your fire risk assessor, designer or building control. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We work on flats & HMOs, door frames and pipe & cable gaps, and the jobs we see most are unsealed gaps where pipes and cables go through a wall and fire seals that have cracked with movement.

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a handful of gaps, and longer for a whole building in most cases.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Finally, we list where we worked and what we used, for your records.

What you’ll pay

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Where we work in Highland

Our fire rated sealant work across Highland covers washrooms, kitchens and fire-rated joints, from Inverness, Nairn and Thurso to the quieter places in between. Room-by-room programmes and out-of-hours working can be arranged.

Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. Highland is part of the area we cover across Scotland. Along the coast in Highland, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout, and the weather is hard on the outside too.

Inverness: Schools such as Inverness High School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment. Letting a property close to Inverness station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Landlord and commercial work in Highland

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Letting agents and landlords in Highland can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Signs you need fire rated sealant

Many open fire-stopping gaps are made after the building is finished. New cables, pipes and data runs go through walls and ceilings and the hole round the new service isn’t always sealed again.

Common reasons people contact us are:

  • Joints picked up in a fire-stopping survey
  • Gaps around pipes and cables through fire-resisting walls
  • Fire stopping disturbed by later work
  • Linear gaps at the head of walls

When something else is needed

Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. Sealant will not put right:

  • Issuing a fire rating or certificate for a building
  • Walls or floors that weren’t built to resist fire
  • Openings too large for sealant, which need batts, boards or another system

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Photograph sealed gaps before they’re covered up
  • Ask which product was used before you paint
  • Tell trades working in the building that fire seals must be put back
  • Get damaged fire seals looked at promptly

Keep the record we give you with the building’s fire safety documents. It helps whoever checks the building next.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is generally a straightforward job.

Highland questions

Can you fill the gap behind a fire door frame?

Yes. We often seal open gaps hidden behind the architrave. The door and its fittings are a separate job for a door specialist.

Do you certify the fire stopping?

That isn’t something we state or certify. Your specification sets the requirement, and we fit a product whose tested details meet it, recording the locations and products.

What’s the difference between intumescent and fire-rated sealant?

An intumescent material expands when it’s heated. Many fire-rated sealants work this way, but not all and which one is used depends on the job.

Can I use normal mastic around a pipe through a fire wall?

No. Where a fire-rated seal is needed, it has to be a product tested for that use.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

What does fire rated sealant cost?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.

Is the work guaranteed?

Yes, always. There’s a 12-month guarantee on every job, large or small.
