Fire rated sealant in Alness
Filling a fire-stopping gap with standard silicone or caulk doesn’t make it fire-rated. Anything unsuitable comes out first and reseal with a fire-rated product tested for that kind of gap. If you are dealing with gaps flagged on a fire risk assessment and unsealed gaps around fire door frames, we can put it right.
In a smaller place like Alness, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.
All our work is covered by a one-year guarantee, wherever you are in Highland.

Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Doors that aren’t fire doors in the first place
- Openings too large for sealant, which need batts, boards or another system
- A wall that isn’t a fire-resisting element to begin with
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
What we seal
- Service penetrations
- Door frames
- Flats & HMOs
- Pipe & cable gaps
- Plasterboard & masonry
- Linear gaps
Looking after it afterwards
So the new joints stay in good condition:
- Check risers, ceiling voids and cupboards during building checks
- Keep the record of products and locations with your fire safety documents
- Tell trades working in the building that fire seals must be put back
- Ask which product was used before you paint
Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. Later work is a common cause of damaged fire stopping.
Open gaps do not only matter in a fire: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.
Commercial buildings in Alness
If you run a hotel, guest house or holiday let in a coastal place like Alness, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.
For buildings such as Rosskeen Parish Church, gaps around pipes and cables are worth checking after any building work there. For landlords with property near Alness station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What happens if it’s left?
Squirting in whichever sealant is nearest doesn’t make a fire seal. A fire-rated product only performs as tested when it’s installed to its tested detail, so both the product and the method matter. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.

Yes. More than one area can be quoted together.
Is the work guaranteed?
Yes: twelve months. If anything isn’t right with the work within the year, let us know and we will sort it.

No, we do not assess buildings. When your assessor or designer has set out what’s needed, we can quote for the fire-rated sealant items.
Where do you work from?
Our base is Crawley. We work across South East England, London and Scotland.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Is standard sealant good enough for a fire gap?
No. A gap that needs fire stopping needs a tested fire-rated product, installed to its details.
Quotes for fire rated sealant in Alness
The price is agreed before any work begins. It takes into account:
- The old material and how stubborn it is
- Mould in or behind the old joints
- Which sealant suits the joint
- How many areas need sealing
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.
Asking for a quote
Photos help, but a description is a good start. Try to tell us:
- Where the job is, and your postcode
- Roughly how big the job is
- What’s wrong with the joints now
- Pictures of the joints, sent by email

Signs you need fire rated sealant in Alness
Buildings are refitted and reconfigured over the years. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.
People generally contact us after spotting something like this:
- Linear gaps at the head of walls
- Fire seals that have cracked with movement
- Sealant items on a fire risk assessment action list
- Seals cut through by electricians, plumbers or data installers
For site and facilities teams at buildings such as Alness Academy, gaps opened by contractors for new cabling are a common finding in schools and offices.

Surface by surface
Flats and HMOs
Converted houses often have gaps around old and new services. The gaps on your list are sealed with a fire-rated product and the locations noted.
Plasterboard walls
Service holes in plasterboard are often rough and oversized. Gaps that are too big for sealant alone need a different detail.

The process
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes anything from a few hours to several days, depending on how many gaps there are. Outside jobs in Alness need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- We measure every gap and note what it’s in and what passes through.
- Any non-fire-rated filler is removed.
- The specified fire-rated sealant goes in over any backing its detail requires.
- We hand over a list of locations and products.
