Need sand mastic in Alness?

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

How we handle sand mastic in Alness

Sand mastic skins over fairly quickly but full hardening takes longer. Traditional guidance is not to paint over it and we will advise if you’re redecorating. Common call-outs are for silicone on a period window that looks wrong and gaps round a timber door in stone or brick, across stone surrounds, period & listed homes and timber door frames.

Outdoor sealant needs a dry surface, so window work around Alness is planned around the weather. Let us know about access to every frame, including any upstairs.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Get any rot dealt with first
  • Avoid heavy scraping on the mastic joint
  • Clear gutters so water does not pour onto the windows
  • Plan mastic work ahead of painting

Don’t touch or press the mastic while it hardens. It skins over quickly, but takes longer to harden fully.

Good mastic helps keep the frame dry. Once it fails, water can sit against the timber, which can lead to rot.

When to call us in Alness

Some old mastic was never deep enough. Mastic that’s too thin cracks and drops out, which is why we pack deep voids first and get the depth right.

The problems people generally mention when they call include:

  • Gaps where the frame meets the masonry
  • Mastic round period door frames that has failed
  • Tired mastic found when preparing windows for paint
  • Mastic dropping out of the joint

For landlords with property near Alness station, any sash windows need sound mastic to keep draughts and rain out.

How the job changes by surface

Sash and case windows

The box of a sash and case window sits in the stone or brick opening. The gap round it is pointed with sand mastic.

Brick reveals

We rake out the old mastic and pack deep voids before pointing.

Leave it or put it right?

Not every draught comes from the sashes themselves. Open mastic joints round the box can let air in and new mastic seals them. Around Alness, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

What sand mastic looks like in Alness

Alness is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Alness is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.

For site and facilities teams at buildings such as Alness Academy, the mastic around its windows and doors needs looking after like any other building’s. Homes close to Rosskeen Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Alness is about 16 miles north of Inverness, in Highland. Jobs in Alness get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Alness is one of 253 towns and villages in Highland we cover for sand mastic.

Alness: your questions answered

Will you come out to Alness?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is sand mastic in a coastal place like Alness any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Do I need permission for sand mastic on a listed building?

Yes, it’s worth checking. Ask your local planning authority whether consent is needed for listed or conservation-area properties.

What information do you need?

A short description and the location, plus pictures if you have them. We will ask anything else we need to know.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Should I use sand mastic or silicone?

It depends on the window. Period windows in stone or brick generally suit sand mastic and newer frames normally get a flexible sealant.

Do you have insurance?

Yes, we’re fully insured for domestic and commercial work.

How the visit works

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to a full day, depending on how many windows. Outdoor work around Alness depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • On commercial sites, let us know about site rules
  • Let us know about stairs, lifts or work at height
