Sand mastic in Dalmore, done properly

We renew sand mastic around sash windows and doors in stone and brick. Out comes the old, loose mastic, the joint is prepared and new mastic is shaped by hand. We are often asked to deal with mastic dropping out of the joint and gaps between timber frames and stone or brick, on tenement windows, timber door frames and sash and case windows.

Outdoor sealant needs a dry surface, so window work around Dalmore is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

You are covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

What happens if it’s left?

A silicone bead can be quicker, but on period stone or brick it often looks out of place. Sand mastic is the traditional material and blends with the stone or brick. In a place like Dalmore, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

How to look after the new joints

Looking after new joints is easy:

  • Check the mastic when you check the paintwork
  • Avoid heavy scraping on the mastic joint
  • Avoid patching sand mastic with silicone
  • Have rotten timber repaired before new mastic goes in

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

When it is not the sealant

To be straight with you, some problems need a different trade:

  • Sash cords, weights and draught-proofing of the sashes
  • Decisions on consent for listed homes
  • Broken panes

Where are you based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Which products do you use?

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours per window, depending on the condition of the joints, including the tidy-up. For a place like Dalmore, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic is not too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about earlier repairs to the joints
  • Where the joints are inside, avoid wetting them before we arrive

Advice

What sand mastic looks like in Dalmore

Dalmore is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Dalmore is in the west of Scotland, which is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.

If you look after a building such as Alness Academy, the mastic around its windows and doors needs looking after like any other building’s. For an older house near a landmark such as Rosskeen Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What we’re called out for in Dalmore

Decorating can disturb tired mastic. It’s often found when windows are being prepared for paint, which is a good time to renew it.

Common reasons people contact us are:

  • Gaps where the frame meets the masonry
  • Old sand mastic that has cracked, crumbled or fallen out
  • Silicone on a period window that looks wrong
  • Wind and rain getting in round a sash window

If you let a flat or house near Alness station, any sash windows need sound mastic to keep draughts and rain out.
