Sand Mastic in Tain
We cover Tain for traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old sealant removed completely, joints prepared properly.
- Weathered mastic on the most exposed windows
- Draughts and rain around sash boxes
- Silicone on a period window that looks wrong
Sand mastic for homes and businesses in Tain
Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditionally, sand mastic is left unpainted, so ask us before you decorate. We work on period & listed homes, stone surrounds and brick reveals, and people most often call us about crumbling sand mastic round a window and gaps between timber frames and stone or brick.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Whatever the size of the job, you get the same one-year guarantee.

When to call us in Tain
Rain on the window surround works into any crack and pushes it out. Exposed elevations normally fail first.
The problems people generally mention when they call include:
- Weathered mastic on the most exposed windows
- A silicone bead on a sash window that spoils the look
- Old cement repairs round a window that have failed
- Mastic round period door frames that has failed
Letting a property close to Tain station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about.

The process
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes a few hours per window, depending on the condition of the joints for a typical job. Outside jobs in Tain need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We check the window surrounds and agree which joints need renewing.
- The loose and crumbling mastic is raked out and the joint cleaned.
- Deep voids are packed so the mastic is the right thickness.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- We dress the surface so it sits neatly against the masonry.

When it is not the sealant
We won’t take on work that won’t last, so these are the limits:
- Putty and glazing repairs
- Decayed frames that need repair
- Whether work needs listed building consent
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Tain questions
I let a flat near Tain station. Can you help?
Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
Do you cover smaller places like Tain?
Yes, Tain is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
What guarantee comes with the work?
There’s a 12-month guarantee on every job.
Can you quote for more than one area?
Yes, and it often makes sense. Doing several areas at once is normally more efficient.
Can new sealant go over the old?
No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Is sand mastic better than silicone for my windows?
That depends on your windows. Period windows in stone or brick normally suit sand mastic and newer frames normally get a flexible sealant.
What sand mastic looks like in Tain
Tain is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
If you look after a building such as Tain Royal Academy, the mastic around its windows and doors needs looking after like any other building’s.
Tain is about 24 miles north of Inverness, in Highland. From the centre of Tain to the outskirts, sand mastic is available for homes and businesses alike, from flats and houses to offices and hotels. We cover 253 towns and villages across Highland, large and small.
We work across IV19 for sand mastic and the streets around it. If you need sand mastic at a property on Market Street, High Street and Station Road or a nearby road, our applicators can take on the job. Tain is on the A9 and B9174, so it’s easy for us to get to. Close by, we work in Arabella (4 miles south-east), Hill of Fearn (4 miles south-east), Kildary (4 miles south), Fearn (5 miles south-east) and Edderton (5 miles west). We also work in nearby towns such as Alness (11 miles south-west), Dornoch (5 miles north), Invergordon (9 miles south-west), Golspie (12 miles north), Cromarty (9 miles south) and Evanton (14 miles south-west). Being one of Highland’s larger places, Tain has homes, rented property and businesses of every kind. Island and remote addresses take a little more planning, so tell us where you are when you ask for a quote.

What else we do in Tain
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
What affects the cost of sand mastic
Call for a quick quote. The main things that affect it are:
- Any mould that needs treating
- Whether the work is at height
- The amount of work
- When we can work, for business premises
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
Asking for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- Whether it’s a home or a business
- Pictures of the joints, sent by email
- Roughly how big the job is
- Any access issues, like height or stairs
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.
Different surfaces, different methods
Brick reveals
Loose mastic comes out and deep gaps are packed before pointing.
Stone surrounds
We take care not to mark the stone when the old mastic comes out.
Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Make sure water runs off the sill
- Find out about consent before window work on a listed home
- Avoid heavy scraping on the mastic joint
- Plan mastic work ahead of painting
Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.
Sound mastic protects the frame. Failed mastic lets water reach the timber and timber that stays wet can rot.
