How we handle commercial sealant in Tain
Guest bathrooms are cleaned every day and used by different people every night, so sealant wears out faster than it would at home. We work through rooms in batches, keeping most rooms available, with a cure time for each room so housekeeping know when to release it. We work on office washrooms & kitchens, rental portfolios and welfare facilities, and common reasons people get in touch are tired sealant ahead of a health and safety audit and leaking joints in shower rooms and changing areas.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.
You get a 12-month guarantee, the same in Tain as everywhere else we work.

Landlord and commercial work in Tain
Letting agents and landlords in Tain can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
What happens on the day
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes as long as the scope needs, from one welfare room to a full building in most cases. Around Tain, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We walk the site with you and agree the rooms, the order and the hours.
- Room by room, we protect the area and remove all the old sealant.
- We clean the joints, treat any mould and let them dry.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
- Each room is checked and handed back with its cure time.
Preparing for the visit
- Tell us if parking is tricky
- Let us know if you’ve seen damp or leaks
- For business premises, tell us about site rules or sign-in

What the job involves on each surface
Office washrooms & kitchens
Staff toilets, washrooms and kitchens get constant use, so we can work early or out of hours where that can be arranged. Basins, urinals, worktops and sinks are all resealed.
Rental portfolios
An empty property is easy to reseal, so the next tenant moves in to clean, sound joints.
How we quote for commercial sealant
We don’t publish a price list. The quote depends on:
- Whether the work is at height
- When we can work, for business premises
- The number of rooms or windows
- The size of the job
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What to tell us for a quote
There’s no need for technical detail. It helps if you can tell us:
- Photos by email, if that is easy
- Any access issues, like height or stairs
- The rough size of the job
- Whether it has been sealed before
Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll take it from there.
Commercial buildings in Tain
If you run a hotel, guest house or holiday let in a coastal place like Tain, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, private landlords have to meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.
For site and facilities teams at buildings such as Tain Royal Academy, sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours. For landlords with property near Tain station, several rental properties can be resealed on one programme.

FAQs for Tain
Do you work in hotels near Tain?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do you work for landlords with property near Tain station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Can you start early or work out of hours?
It can be arranged. We will confirm the working hours with your quote.
How long does the job take?
That depends on the amount of work, but as a guide it takes a morning for a small washroom, and a planned programme for bigger sites. We’ll give you a better idea when we quote.
What information do you need?
A short description and the location, plus pictures if you have them. We will ask anything else we need to know.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
How long do rooms need to be out of use?
Follow the cure time we give you, which is usually around 24 hours. A room-by-room programme keeps only a few rooms out at once.
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Don’t leave a failed joint until the next refurbishment
- Put a squeegee in each shower
- Note the date each area was done
- Check extract fans are actually running
Keep the extraction running and maintained. In internal bathrooms, a weak or broken fan lets moisture linger, and mould comes back faster without it.
Black sealant in a staff washroom or guest bathroom draws complaints. The longer it’s left, the deeper it grows into the silicone, so the fix is replacement.
What sealant work cannot fix
It helps to know what we can’t do too:
- Certifying fire stopping or building compliance
- Poor ventilation that keeps bringing mould back
- Leaking pipework, valves or wastes (a plumber’s job)
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
What we seal
- Student & care accommodation
- Office washrooms & kitchens
- Rental portfolios
- Retail & leisure sites
- Hotel bathrooms
- Welfare facilities
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
