Commercial sealant in Kildary, done properly
Mouldy or split sealant in a commercial building causes more than a bad impression. Cleaners struggle with it, water gets through it and people notice it. Our applicators renew sealant across washrooms, welfare areas, kitchens and guest bathrooms. We are often asked to deal with washrooms that need sorting before an inspection and worktop sealant that has shrunk and stained, across retail & leisure sites, office washrooms & kitchens and hotel bathrooms.
If you look after holiday lets, a guest house or a community building in or near Kildary, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

Kildary: your questions answered
Do you cover smaller places like Kildary?
Yes, Kildary is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you help a landlord with a rental near Fearn station?
Yes. We work for landlords and agents as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
How soon can a room be used after resealing?
Around 24 hours is typical for sanitary silicone. Housekeeping get the cure time for each room.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Where is Mr Mastic based?
We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme.
How the visit works
There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes anything from a few hours to several days, depending on the number of rooms from start to finish. Outside jobs in Kildary need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Tell us the rooms, hours and site rules, and we will plan the programme.
- Tell us what paperwork your site needs, and we confirm what we can supply before any work starts.
- In each room, the old bead comes out and the joint is cleaned and treated.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
- Each finished area is checked with you and given a cure time.
Preparing for the visit
- Move anything stored near the joints
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive

Advice
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Different surfaces, different methods
Rental portfolios
Good sealant prevents leaks that cause bigger repairs, especially where you rarely see the bathroom yourself.
Hotel bathrooms
In a hotel, every bathroom is used and cleaned daily, so joints are finished smooth and sealed with anti-fungal sanitary silicone.
What we’re called out for in Kildary
Internal washrooms and en suites without a window rely entirely on extraction, and where extraction is poor, damp hangs around. That is when black mould sets into the bead.
Any of these means the joints need attention:
- Large numbers of bathrooms needing the same work
- Leaks from showers into rooms or ceilings below
- Sealant failing again soon after quick repairs
- Split sealant where wet room floors meet walls
Letting a property close to Fearn station? Then several rental properties can be resealed on one programme.
What to look for in a quote
- How the joint is cleaned and prepared
- Is the old sealant removed completely?
- What insurance they hold
- The length of the guarantee
Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Workplaces and buildings in Kildary
For seaside hotels, guest houses and holiday lets around Kildary, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. In Scotland, private landlords have to meet the Repairing Standard, so landlords with several properties often need sealant work across them all.
For buildings such as Church, halls and community kitchens see heavy use, and their sealant shows it.

Why it’s worth doing now in Kildary
Guests and staff judge a building by its bathrooms. Black sealant makes a clean room look dirty, and cleaning rarely puts it right. Replacing it does. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
