Sand mastic in Milton, done properly

Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. Out comes the old, loose mastic, the joint is prepared and new mastic is shaped by hand. If you’re dealing with old cement repairs round a window that have failed and silicone on a period window that looks wrong, we can help, on timber door frames, period & listed homes and tenement windows alike.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All our work is covered by a one-year guarantee.

For landlords and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Why deal with it now?

New mastic over crumbling mastic will not hold. Raking out and preparing the joint gives it a sound base so the new mastic stays put. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

Why us?

The process

You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes a few hours per window, depending on the condition of the joints in most cases. Around Milton, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

Before we arrive

  • Mention any tricky access
  • Clear the area around the work
  • Tell us about any water getting in

Milton questions

Do you cover smaller places like Milton?

Yes. Milton is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Does living near the coast affect sand mastic in Milton?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can you work on commercial sites?

Yes. We can plan bigger jobs in stages to suit the site.

How long will you be here?

It depends on the size of the job, but most jobs take anything from a few hours to a full day, depending on how many windows. We’ll give you a better idea when we quote.

Can new sealant go over the old?

No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and we will quote it together.

Frames and glazing around Milton

Milton is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.

If you live in an older home near Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Letting a property close to Fearn station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

Looking after it afterwards

Aftercare is simple:

  • Check with your local planning authority if your home is listed
  • Ask a joiner to look at soft timber first
  • Avoid patching sand mastic with silicone
  • Do not paint over the new mastic

Don’t touch or press the mastic while it hardens. It skins over quickly but needs longer to fully harden.

Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger.

Quotes for sand mastic in Milton

For a quick quote, just ask. The main things that affect it are:

  • The product the joint needs
  • Any working-time requirements on site
  • Whether the work is at height
  • How many areas need sealing

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Helping us quote

When you contact us, these details help:

  • Where the property is
  • Roughly how big the job is
  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

What we can’t put right

In fairness, some problems need a different trade:

  • Decisions on consent for listed homes
  • Decayed frames that need repair
  • Crumbling stone or brickwork round the window

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Stone surrounds
  • Timber door frames
  • Sash and case windows
  • Tenement windows
  • Brick reveals
  • Period & listed homes

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
