Sand mastic in Cradlehall

Sand mastic in Cradlehall, done properly

Burnt sand mastic is a traditional material that sits naturally against stone and brick. It suits period and listed homes where a modern sealant bead would stand out. Typical jobs include crumbling sand mastic round a window and cracked mastic round a front door frame, across tenement windows, period & listed homes and timber door frames.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

FAQs for Cradlehall

Is sand mastic in a coastal place like Cradlehall any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you work for landlords with property near Inverness station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Where is Mr Mastic based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Do you cover Cradlehall?

Yes. We work in Cradlehall, as part of our work across South East England, London and Scotland. To book, email us at info@mrmastic.co.uk.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

What’s sand mastic made of?

Sand plus a binder based on linseed oil. It’s built up in the joint by hand and shaped to suit the surround.

Should I check with the council before work on a listed or conservation-area home?

Checking first is sensible. Ask your local planning authority whether consent is needed for work on a listed home or in a conservation area.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

How it works

At the end, we look at the finished work together. The visit itself generally takes a few hours per window, depending on the condition of the joints, depending on how much there is to do. Somewhere like Cradlehall may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The mastic is finished to sit tidily against the stone or brick.

Advice

Different surfaces, different methods

Period and listed homes

Period homes look their best with traditional materials.

Sash and case windows

The box of a sash and case window sits in the stone or brick opening. The gap round it is pointed with sand mastic.

What affects the quote in Cradlehall

Every job gets its own quote. This is what makes a difference:

  • Which sealant suits the joint
  • How many areas need sealing
  • Working hours on commercial sites
  • The old material and how stubborn it is

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

You don’t need to know the technical terms. Just tell us:

  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel
  • A few pictures by email, if you can
  • Where the property is

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we’ll come back to you with a quote.

What we can’t put right

In fairness, some problems need a different trade:

  • Timber that has rotted
  • Sashes that need overhauling
  • Damaged stone surrounds

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Joints and surfaces we work on

  • Timber door frames
  • Sash and case windows
  • Stone surrounds
  • Brick reveals
  • Tenement windows
  • Period & listed homes

What happens if it’s left?

New sash windows are a major, costly change and on a listed home, consent may be needed. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Why book with us

  • We leave the area clean and tidy
  • Old sealant always removed completely
  • Homes, businesses and hotels
  • 20+ years of sealant experience

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Windows and doors in Cradlehall

Cradlehall is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.

If you let a flat or house near Inverness station, older sash windows in a rental need their mastic kept sound to keep the weather out. Schools such as Culloden Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

When to call us in Cradlehall

Age is the main cause. Even well-laid mastic needs renewing in time, depending on exposure and upkeep.

Any of these means the joints need attention:

  • Old sand mastic that has cracked, crumbled or fallen out
  • Silicone on a period window that looks wrong
  • Wind and rain getting in round a sash window
  • Failed mastic on an exposed elevation

In the older streets around Barn Church, the joint between an old wall and a newer frame is normally the first place rain gets in.

Questions to ask before booking

  • How the joint is cleaned and prepared
  • Is VAT in the price?
  • Is the old sealant removed completely?
  • How long to leave it before use
