About bathroom resealing in IV2
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on sinks & splashbacks, kitchen worktops & upstands and shower trays & enclosures, and common reasons people get in touch are cracked, shrunken or lifting silicone and water getting behind the kitchen upstand.
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a couple of hours for a single bath or shower.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Bathroom resealing across IV2: local notes
In IV2, bathroom resealing takes in flats, houses, rentals and businesses, from Inverness, Cradlehall and Merkinch to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including IV2. Coastal guest houses and holiday lets in IV2 can see heavy use in busy months, so their sealant and grout wear faster than most, and the weather is hard on the outside too.
Inverness: For site and facilities teams at buildings such as Inverness High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Inverness station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
How the job changes by surface
Wet rooms
A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
For landlords and businesses
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
Leave it or put it right?
Dealing with sealant early is a short job: the work takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Why it fails
Baths and trays move. An acrylic bath flexes under load, and a tray that is not fully bedded can rock. That movement works at the bead until it splits or peels away.
Signs it’s time to call us include:
- Smears of silicone across the tiles
- A bead that has pulled away from the tiles
- Mouldy sealant that has gone black
- Two layers of silicone, both failing
Common questions in IV2
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Can I choose the colour of the sealant?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
What do you put in the joint?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
When can I use the bath or shower again?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Can you just seal over the old silicone?
No, never. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
