Bathroom resealing in Lochardil

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

How we handle bathroom resealing in Lochardil

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We are often asked to deal with mouldy sealant that has gone black and leaks into the floor or ceiling below, across wet rooms, kitchen worktops & upstands and sinks & splashbacks.

In and around a place like Lochardil, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

There’s a 12-month guarantee on every job, large or small.

For landlords and businesses

For anyone letting property in or around Lochardil, several properties can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

What bathroom resealing looks like in Lochardil

Lochardil is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Lochardil. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

In and around Lochardil, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

What happens if it’s left?

Sorting it now is quick: it takes half a day or less for one room, longer when the kitchen is included. Wait for a leak and you may be looking at panels off, drying out and redecorating too. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Doing several joints on one visit normally makes better use of the time than several visits. You will get one clear quote for the whole job.

What sealant work can’t fix

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Water coming from the plumbing rather than the joint
  • Water getting in through the grout rather than the sealant
  • Tiles that have come away from the wall

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Sinks & splashbacks
  • Baths
  • Basins & vanity units
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Wet rooms

What the job involves on each surface

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and if the tray needs refixing, we will say so.

FAQs for Lochardil

Do you work for hotels and guest houses in Lochardil?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Do you cover smaller places like Lochardil?

Yes. Lochardil is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Does the resealing come with a guarantee?

Yes. We give a 12-month guarantee on every job, and we’re fully insured.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Lochardil and the rest of Highland, along with the rest of our area.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we’ll quote it together.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Do you need bathroom resealing in Lochardil?

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Signs it’s time to call us include:

  • Gaps where the bath or tray has moved
  • Failed sealant on the screen profile
  • Black mould in the silicone that will not clean off
  • Gaps between the worktop and the wall

For landlords with property near Inverness station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Questions to ask before you book

  • How much experience the applicator has
  • Whether you can choose the colour
  • What happens if they find a problem under the old sealant
  • What product goes in the joint

Our hiring checklist

How the visit works

We keep the work tidy and contained to the joints we’re treating. The job generally takes half a day or less for one room, longer when the kitchen is included, and we tell you how long to leave it before we go. Outside jobs in Lochardil need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Before we arrive

  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know if you’ve seen damp or leaks
