Bathroom resealing for homes and businesses in Hilton

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Typical jobs include water escaping at the shower enclosure and cracked, shrunken or lifting silicone, across wet rooms, sinks & splashbacks and shower trays & enclosures.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Every job is covered by our 12-month guarantee.

Why deal with it now?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and send you a clear quote before work begins.

What you get with us

  • A sealant colour to suit the surroundings
  • Tidy, careful work
  • White, clear, grey or coloured to suit, where the product allows
  • Old sealant always removed completely

How we quote for bathroom resealing

Jobs vary more than people expect. The main factors:

  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint
  • How many rooms, windows or areas are involved

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

To make quoting easier, let us know:

  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before
  • What’s wrong with the joints now
  • How we’d reach the joints

What bathroom resealing looks like in Hilton

Hilton is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Schools such as Inshes Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Inverness station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Hilton is about 1 mile south-east of Inverness, in Highland. From the centre of Hilton to the outskirts, we cover bathroom resealing for every kind of property, from flats and houses to offices and hotels. Across Highland, we cover 253 places, Hilton among them.

Postcode districts we cover here for bathroom resealing: IV2. Streets in the area include Burn Road, Wade Road and Dell Road, all of which we cover. If you are just outside Hilton, we cover Inverness (1 mile north-west), Lochardil (1 mile south-west), Slackbuie (1 mile south), Crown (1 mile north) and Ballifeary (1 mile west). Larger places within reach include Nairn (15 miles north-east), Cradlehall (3 miles north-east), Dingwall (13 miles north-west), Muir of Ord (10 miles north-west), Fortrose (9 miles north) and Conon Bridge (11 miles north-west). As one of the bigger places in Highland, Hilton has homes, rented property and businesses of every kind. Island and remote addresses take a little more planning, so please mention your location when you drop us a line at info@mrmastic.co.uk.

Common questions in Hilton

Will you come out to Hilton?

Yes. Hilton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work in hotels near Hilton?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

Can you reseal around my kitchen sink and worktop?

Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.

Do you guarantee your resealing?

Yes, a 12-month guarantee. Good ventilation and gentle cleaning help it last.

When can I use the bath or shower again?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.

Can mouldy silicone be sorted out?

Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

How the visit works

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes half a day or less for one room, longer when the kitchen is included. Outside jobs in Hilton need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Before we arrive

  • Move anything stored near the joints
  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Wipe the sealant dry after showering
  • Avoid abrasive pads on the sealant
  • Run the extractor fan during and after every shower
  • Check the joints every few months for splits or lifting

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
