When to call us in Crown

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

The problems people usually mention when they call include:

  • A messy, uneven bead from a previous reseal
  • Cracked, shrunken or lifting silicone
  • Failed sealant on the screen profile
  • Mouldy sealant that has gone black

Managing a site like Millburn Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What your quote should include

  • Is the old sealant removed completely?
  • Whether the sealant suits the joint
  • The length of the guarantee
  • What happens if the job turns out different

Bathroom resealing in Crown

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We work on wet rooms, baths and shower trays & enclosures, and people most often call us about failed sealant on the screen profile and damp behind the bath or under the tray.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Crown: your questions answered

Do you cover smaller places like Crown?

Yes, Crown is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Inverness station?

Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Can you reseal around my kitchen sink and worktop?

Yes. Next to the sink we use a food-safe product where it’s needed.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned.

When can I use the bath or shower again?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.

How long does a bath or shower reseal take?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Crown homes and their sealant

Crown is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you let a flat or house near Inverness station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Why deal with it now?

The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What affects the quote in Crown

Some jobs are bigger than they look, and some smaller. The main factors:

  • Which sealant suits the joint
  • The number of rooms or windows
  • The number and length of the joints
  • The old material and how stubborn it is

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

Helping us quote

When you contact us, these details help:

  • Any access issues, like height or stairs
  • What’s wrong with the joints now
  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you are ready, send an email to info@mrmastic.co.uk.

What we do, step by step

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a morning or an afternoon for most single baths and showers. Outdoor work around Crown depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

How to prepare

  • Keep pets and children clear of the area while we work
  • Tell us about any previous sealing or DIY attempts

Different surfaces, different methods

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

When it is not the sealant

We will not take on work that will not last, so here’s what sealant cannot put right:

  • Loose or hollow tiles, or failed tanking behind them
  • A tray or bath that’s cracked through
  • A bath or tray that moves because it isn’t properly supported

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.
