Bathroom resealing across IV99: what to expect

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across IV99. We are fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. We work on kitchen worktops & upstands, wet rooms and shower trays & enclosures, and people most often call us about gaps between the worktop and the wall and water getting behind the bath panel.

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It generally takes two to three hours for a typical bath, depending on how much old sealant there is.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Bathroom resealing across IV99: local notes

Across IV99, from Crown and Millburn outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including IV99. Along the coast in IV99, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout.

Crown: Rented homes near Inverness station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as Millburn Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

Why deal with it now?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Never pick at the silicone with a blade
  • Keep bottles off the sealant line
  • Give the silicone its full cure time
  • Open a window or run the fan so the room dries

Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What sealant work cannot fix

To be straight with you, some problems need a different trade:

  • A leaking waste, trap or valve
  • Loose or hollow tiles, or failed tanking behind them
  • Cracked or missing grout between tiles (that’s regrouting)

Work for landlords, hotels and businesses

Landlords and letting agents in IV99 can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Common questions in IV99

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

What colours of sealant can you use?

White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.

Where do you work from?

We work from Crawley. Our applicators cover IV99, along with the rest of our area.

Do you work for letting agents?

Yes. As well as householders, we work for landlords, agents, businesses and hotels in IV99.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

Can mouldy silicone be sorted out?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
