Crown New Build Mastic
Problem with your new-build sealant joints in Crown? We remove the old material, prepare the joints and seal them properly.
- Frame joints opening as the plaster dries
- Plot mastic for developers ahead of handover
- Smeared, uneven beads picked up at snagging
New build mastic in Crown
We never seal over a failed new-build bead. New silicone will not bond to old silicone, so it all comes out before we clean, dry and reseal. We work on kitchens, bathrooms & en suites and skirting & floors, and common reasons people get in touch are beads laid onto grit and dust from the build and messy sealant that spoils new finishes.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Honest limits
A few problems are outside what sealant work can do:
- Movement caused by a poorly fitted tray or bath
- Settlement cracks that need a surveyor
- Broken tiles or a split tray
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Should I try it myself first?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Common problems we fix in Crown
The first winter with the heating on dries a new home quickly. Skirting, frames and worktops pull away slightly and cracks appear in the sealant.
Any of these means the joints need attention:
- Sealant work across a run of new homes
- Worktop and upstand sealant coming away
- Shower seals failing in the first year or two
- Cracked caulk along new skirting
If you’ve bought a new home near Inverness station, the sealant around baths, showers and frames is worth checking in the first year or two.

Different surfaces, different methods
Bathrooms and en suites
En suite seals are easy to miss on a snagging list until they leak. A proper reseal keeps water in the tray.
Windows and doors
Draughts around new frames are often a sealant gap. We look at the joints and reseal where needed.
What else we do in Crown
For landlords and businesses
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for.
Why it’s worth doing now in Crown
A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Resealing promptly protects the new finishes around it. In an older home around Crown, damp from a failed joint can get into timber and plaster.
Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What we do, step by step
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for most snagging lists, longer for a run of plots. Around Crown, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We go through the snagging list or plot schedule and agree the joints to do.
- The old bead comes out in full, with no layer left behind.
- We clean off dust from the build and prime the surfaces where the product needs it.
- A sealant chosen for each area goes in and is tooled smooth.
- Each area is checked and left with its cure time.
Before we arrive
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit
- Let us know about earlier repairs to the joints
