About our new build mastic in Alness
A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, so sealant that was laid quickly before handover often cracks. We work on kitchens, show homes and bathrooms & en suites, and people most often call us about leaking shower tray seals in a new home and joints pulling apart as timber shrinks.
For a place like Alness, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
Big or small, you get the same one-year guarantee in Alness and across Highland.

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Use the extractor fan every time you shower
- Put sealant faults on your snagging list early
- Keep photos and emails about snagging items
- Don’t wait for the house to settle if water is getting through
Wipe the sealant with warm soapy water. Keep scourers and harsh chemicals off it as they wear the bead.
If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
When to call us in Alness
On many sites, sealant goes on in the final rush before handover. Joints aren’t always cleaned of dust or primed, and the sealant sits on grit instead of the surface.
People normally contact us when they notice one of these:
- Plot mastic for developers ahead of handover
- New-build shower sealant that has already split
- Cracked sealant around new window and door frames
- Sealant that never bonded to the surface
In and around Alness, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What we cannot put right
A few problems are outside what sealant work can do:
- Broken tiles or a split tray
- Plumbing faults behind the sealant
- Your warranty claim itself, which is between you and the builder
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

What new build mastic looks like in Alness
Alness is within about 2 miles of the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Alness is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.
For new homes near Alness station, it’s worth checking the sealant early, while snags are still fresh.

How the visit works
You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes anything from a few hours to several days, depending on the number of plots in most cases. Outdoor work around Alness depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- The old bead comes out in full, with no layer left behind.
- We clean off dust from the build and prime the surfaces where the product needs it.
- New sealant suited to each joint is applied and tooled neatly.
- Finally, each room is checked and you’re given the cure time.
Before we arrive
- Mention any leaks or damp you’ve noticed
- Let us know about stairs, lifts or work at height
- Let us know about earlier repairs to the joints

Your quote is based on your job. We look at:
- Working hours on commercial sites
- Which sealant suits the joint
- Whether old sealant or filler has to be cut out

Common questions in Alness
Can you help a landlord with a rental near Alness station?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Do you cover smaller places like Alness?
Yes. Alness is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
Will you just run a new bead over the existing one?
No. Fresh silicone does not stick to the old layer, so sealing over the top fails quickly. The old sealant always comes out first.
How long will you be here?
As a guide, most jobs take a few hours for most snagging lists, longer for a run of plots. Bigger jobs take longer, and we’ll tell you how long to expect.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Where do you work from?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Who should fix failed sealant in a new build?
Report it to the builder first while you’re covered. If it isn’t resolved, we will cut it out and reseal it.
What the job involves on each surface
Show homes
We can refresh show-home sealant that has discoloured or been knocked. The old bead comes out and a clean new one goes in.
Kitchens
As a new house dries, worktops and walls shift a little, opening gaps behind the upstand. We reseal them with a flexible sealant.
