DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
About our new build mastic in Merkinch
We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. In both, preparation makes the difference since hurried prep is behind a lot of new-build failures. If you’re dealing with plot mastic for developers ahead of handover and sealant applied over dusty or wet surfaces, we can put it right, on show homes, plot handovers and skirting & floors alike.
For a place like Merkinch, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.
We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

Work for landlords, hotels and businesses
Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured.
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Why act early in Merkinch
Resealing everything on a snagging list in one visit is generally simpler than chasing joints one at a time. It’s one visit, one quote and one set of cure times for the lot. In a place like Merkinch, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Why us?
- White, clear, grey or another colour, product permitting
- More than 20 years in sealant work
- We never seal over old sealant
- Domestic, commercial and hotel work
See our cost guide and customer reviews.
What we cannot put right
We’d rather tell you now than do work that will not last, so these are the limits:
- A tray or bath that is not properly supported, until it’s fixed
- Cracked trays, tiles or worktops
- Disputes or warranty claims with your builder
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

How the visit works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on the number of plots and we leave things clean and tidy. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- Each joint is checked for movement before we start.
- We remove the failed sealant and clean the joints.
- Joints are dried and primed where the product calls for it.
- Baths are filled with water, then the new sealant is applied.
- We check every joint and leave you with the cure times.
Preparing for the visit
- Let us know about parking restrictions
- Keep children and pets away from the work area
- Tell us about any previous sealing or DIY attempts

New build mastic in Merkinch: local notes
Merkinch is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. The west of Scotland is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.
If you’ve bought a new home near Inverness station, the sealant around baths, showers and frames is worth checking in the first year or two. Around Merkinch, as everywhere, new build mastic is only as good as the preparation behind it.
Merkinch is about 1 mile north-west of Inverness, in Highland. Whether you’re in the middle of Merkinch or further out, we cover new build mastic for every kind of property. Across Highland, we cover 253 places, and Merkinch is one of them.
Postcode districts we cover here for new build mastic: IV3, IV1 and IV2. That includes homes and businesses on Swan Lane, Shoe Lane and Canal Road. You’ll find Merkinch on the A862, which makes it straightforward to reach with everything needed for new build mastic. If you are just outside Merkinch, we cover Longman (1 mile east), Inverness (1 mile south-east), Ballifeary (1 mile south), Millburn (1 mile east) and Crown (1 mile south-east). We also work in nearby towns such as Nairn (15 miles north-east), Cradlehall (4 miles east), Dingwall (11 miles north-west), Alness (15 miles north), Invergordon (15 miles north) and Muir of Ord (8 miles west). What affects the quote in Merkinch
The price is agreed before any work begins. It’s based on:
- Working hours on commercial sites
- Whether old sealant or filler has to be cut out
- The number and length of the joints
- Whether the work is at height
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
What we need to know
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- How many joints, rooms or windows are involved
- What’s wrong with the joints now
- Pictures of the joints, sent by email
- Where the property is
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.
Merkinch questions
Do you work for landlords with property near Inverness station?
Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Is Merkinch in your area for new build mastic?
Yes, Merkinch is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
How long will you be here?
A typical job takes a few hours for most snagging lists, longer for a run of plots, including the preparation. We will confirm how long when we quote.
Who should fix failed sealant in a new build?
Start with your builder while their snagging or warranty period runs. After that, or if their repair keeps failing, we can do it.
Is it normal for sealant to crack in a new home?
Cracking in the first couple of years is common. Rushed application on dusty surfaces makes it worse.
Can you reseal over the builder’s sealant?
No. Fresh silicone doesn’t stick to the old layer, so it soon lifts and traps water. The old sealant always comes out first.
Can you match the sealant colour to my new kitchen or bathroom?
The colour is chosen to suit the tiles, worktop or frame. Let us know your preference when you ask for a quote.
When is the sealant fully cured?
Different products cure at different speeds, so follow the cure time we give you when we finish.
