Bathroom resealing across IV3: what to expect
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across IV3. We’re fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. Common call-outs are for two layers of silicone, both failing and a messy, uneven bead from a previous reseal, on baths, shower trays & enclosures and wet rooms.
All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes two to three hours for a typical bath, depending on how much old sealant there is.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
What you’ll pay

Bathroom resealing across IV3: local notes
Across IV3, from Inverness, Merkinch and Longman outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including IV3. Along the coast in IV3, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. The right product and careful preparation help it last.
Merkinch: For landlords with property near Inverness station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Inverness High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
What affects the quote in IV3
Every job gets its own quote. These are the things that affect it:
- The size of the job
- The old material and how stubborn it is
- How many rooms, windows or areas are involved
- The type of sealant required
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.
Helping us quote
To help us quote quickly, please include:
- If someone has resealed it before
- Whether it’s a home or a business
- Any access issues, like height or stairs
- What the problem is, such as mould, gaps, leaks or cracking
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.
How the job changes by surface
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Landlords, agents and businesses in IV3
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Common problems we fix in IV3
Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.
Any of these means the joints need attention:
- Smears of silicone across the tiles
- A bead that has pulled away from the tiles
- Splits where the tray meets the wall
- Water escaping at the shower enclosure
FAQs for IV3
How long does a bath or shower reseal take?
It takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. We will confirm how long your job needs when we quote.
Do you work for letting agents?
Yes, often. We can quote for several properties at once.
Is there any odour?
There can be a smell while the sealant cures. Ventilation helps.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
How do I get a quote for bathroom resealing in IV3?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us, and we’re fully insured.
