Your questions about bathroom resealing in Merkinch

Can you help a landlord with a rental near Inverness station?

Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Will you come out to Merkinch?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

How do I get a quote for bathroom resealing in Merkinch?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

How long does it take to reseal a bath or shower?

It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Where do you work from?

We work from Crawley. We cover Merkinch and the rest of Highland, along with the rest of our area.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.

Bathroom resealing in Merkinch, done properly

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. If you’re dealing with water getting behind the kitchen upstand and water getting behind the bath panel, we can help.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How the visit works

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes half a day or less for one room, longer when the kitchen is included, depending on the size of the job. Somewhere like Merkinch may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Advice

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Dry worktop joints after washing up
  • Clean with a mild bathroom cleaner and a soft cloth
  • Squeegee the walls and tray after use
  • Let new sealant cure fully before it gets wet

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Honest limits

Before you book, it’s worth knowing the limits:

  • Cracks in the tray itself rather than the joint
  • Loose or hollow tiles, or failed tanking behind them
  • A bath or tray that moves because it is not properly supported

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Quotes for bathroom resealing in Merkinch

The price is agreed before any work begins. It takes into account:

  • The old material and how stubborn it is
  • The number and length of the joints
  • The type of sealant required
  • Any working-time requirements on site

Doing several joints on one visit usually makes better use of the time than several visits. You’ll get one clear quote for the whole job.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • A few photos by email, if you can
  • Roughly how big the job is
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

How the job changes by surface

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.

Merkinch homes and their sealant

Merkinch is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For site and facilities teams at buildings such as Inverness High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near St Michael & All Angels, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Inverness station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
