Bathroom resealing for Invergordon homes and businesses

Common problems we fix in Invergordon

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

If you can see any of these, it’s time to have the joints looked at:

  • Splits where the tray meets the wall
  • A reseal done over the top of the old bead
  • Sealant that has split, shrunk or peeled away
  • Water escaping at the shower enclosure

Around Invergordon, as everywhere, bathroom resealing is only as good as the preparation behind it.

How we handle bathroom resealing in Invergordon

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We are often asked to deal with gaps where the bath or tray has moved and water getting behind the kitchen upstand, on basins & vanity units, wet rooms and sinks & splashbacks.

For a place like Invergordon, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

We stand behind the work with a one-year guarantee, so you are covered after we’ve gone.

Surface by surface

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.

What affects the cost of bathroom resealing

The quote reflects the job in front of us. We take into account:

  • The old material and how stubborn it is
  • Whether there’s mould to deal with
  • The product the joint needs
  • How many rooms, windows or areas are involved

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • The rough size of the job
  • If someone has resealed it before
  • The problem you’ve noticed
  • Pictures of the joints, sent by email

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work.

Landlord and commercial work in Invergordon

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

Why it’s worth doing now in Invergordon

Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite. In an older home around Invergordon, damp from a failed joint can get into timber and plaster.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Why Invergordon customers choose us

  • 20+ years of sealant experience
  • Neat joints and a tidy finish
  • Any old sealant cut out fully, not covered over
  • Full insurance on every job

What bathroom resealing looks like in Invergordon

Invergordon is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For landlords with property near Invergordon station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Invergordon questions

Will you come out to Invergordon?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for landlords with property near Invergordon station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

How long will the resealing take?

Allow a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. We will confirm how long your job needs when we quote.

My sealant has gone black. Can you sort it?

Yes. Once mould has grown into the silicone, it usually can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.

Where is Mr Mastic based?

We’re based in Crawley, and we work across South East England, London and Scotland.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The process

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes around two hours for one bath or shower, longer for a whole bathroom in most cases. For a place like Invergordon, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children
