Window Mastic in Invergordon
Problem with your window and door frames in Invergordon? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.

About our window mastic in Invergordon
Behind a thin line of old mastic there’s sometimes a deep void. Packing it solid with sealant gives a joint that can’t flex, so we fit backing rod to set the right depth. That way the new bead bonds to the frame and the wall only. We work on window sills, patio & French doors and timber windows & doors, and the jobs we see most are mastic that’s falling out in pieces and gaps left after new windows were fitted.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
You get a 12-month guarantee, the same in Invergordon as everywhere else we work.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
What we are called out for in Invergordon
Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.
People usually contact us when they notice one of these:
- Old mastic that has gone black or come away
- Gaps between the frame and the inside reveal
- Whistling draughts around closed windows
- Gaps left after new windows were fitted
Around Invergordon, as everywhere, window mastic is only as good as the preparation behind it.

Why deal with it now?
Working on frames from a ladder with a sealant gun isn’t easy, especially upstairs. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. In an older home around Invergordon, damp from a failed joint can get into timber and plaster.
Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.
Why us?

Landlord and commercial work in Invergordon
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
The process
There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes most of a day for a typical house, less for a few frames from start to finish. Somewhere like Invergordon may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
How to prepare
- Clear items away from the joints we’re working on
- Let us know about stairs, lifts or work at height
- Keep pets and children clear of the area while we work

Advice
What sealant work can’t fix
We’d rather tell you now than do work that won’t last, so these are the limits:
- Penetrating damp from a failed cavity tray or render
- Broken hinges, locks or handles
- Soft or decayed wood in the frame
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

FAQs for Invergordon
I let a flat near Invergordon station. Can you help?
Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Does living near the coast affect window mastic in Invergordon?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Can I paint over the new sealant?
Not normally, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
Can you do upstairs windows?
Yes, as long as they can be reached safely. Tell us about access when you get in touch and we will plan for it.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
Is there any odour?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Frames and glazing around Invergordon
Invergordon is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
Rented homes near Invergordon station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
