About our window mastic in Alness
A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. Typical jobs include whistling draughts around closed windows and gaps where the sill meets the wall, across timber windows & doors, composite doors and window sills.
Mastic can only go onto a dry joint, so outside work in Alness depends on the weather. Tell us about access to all the windows and doors, upstairs included.
You’re covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Window mastic in Alness: local notes
Alness is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Alness is in the west of Scotland, which is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.
For site and facilities teams at buildings such as Alness Academy, larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near Rosskeen Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For landlords with property near Alness station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What else we do in Alness
Why act early in Alness
Getting a straight, even bead on an outside frame takes practice, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. In a place like Alness, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Ventilate rooms so frames do not stay wet inside
- Look round the frames every year or so
- Paint up to the joint, not over it
- Wash the frames with mild soapy water
On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.
A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.
Common questions in Alness
Do you work for landlords with property near Alness station?
Yes. We work for landlords and agents as well as homeowners. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Does the coastal weather in Alness affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we’re using and why.
Can you do upstairs windows?
Yes, where it’s safe. Higher or awkward frames may need extra access, and we’ll confirm what’s needed.
Do you seal inside as well as outside?
Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.
Can resealing stop a draught around my window?
Often, yes. The gap between frame and wall is a common source of draughts, and sealing the inside and outside joints closes that path.
Do you cover Alness?
Yes. We’re based in Crawley and work across South East England, London and Scotland.
The process
Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes a morning for a couple of windows and a door. Outside jobs in Alness need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Let us know about earlier repairs to the joints
- Mention any tricky access

For landlords and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
What the job involves on each surface
Composite doors
A composite door normally sits in a plastic outer frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.
Aluminium frames
Aluminium needs a sealant that bonds to coated metal. We use a neutral-cure product.
When it isn’t the sealant
We will not take on work that won’t last, so these are the limits:
- Worn gaskets, brush seals or a door that has dropped
- Damp coming through the wall itself rather than the frame joint
- Condensation trapped between the panes
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
