What affects the cost of external mastic

For a quick quote, just ask. What matters most is:

  • The old material and how stubborn it is
  • How much there is to do
  • When we can work, for business premises
  • Which sealant suits the joint

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Photos by email, if that’s easy
  • If someone has resealed it before
  • Roughly how big the job is
  • The address or postcode of the job

If you’re in Alness and need external mastic, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you will get a clear quote before work begins.

External mastic in Alness, done properly

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render so the line blends in. Typical jobs include leaking joints around cladding and façade panels and movement joints filled with mortar instead of sealant, across concrete & block, brickwork movement joints and copings & trims.

Outside joints can only be sealed when they’re dry, so work in Alness depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

Whatever the size of the job, it’s backed by our one-year guarantee.

When something else is needed

In fairness, there are a few things sealant will not fix:

  • Failed render or damaged cladding panels
  • Subsidence or other structural problems
  • Rising or penetrating damp from elsewhere in the wall

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

Walls and rooflines in Alness

Alness is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

In the older streets around Rosskeen Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. For site and facilities teams at buildings such as Alness Academy, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What we do, step by step

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Clear the area around the work

Advice

Common questions in Alness

Do you work for landlords with property near Alness station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Is Alness within the area you cover?

Yes. Alness is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you seal joints where cladding meets other materials?

Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides with primer where required.

Do you do commercial work?

Yes. We can plan bigger jobs in stages to suit the site.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

When will the joints need doing again?

It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Our work comes with a one-year guarantee.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Signs you need external mastic in Alness

A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The sealant never bonds properly.

Signs it’s time to call us include:

  • Water getting into walls through failed joints
  • Plants rooting in failed movement joints
  • Rigid filler in a joint that should flex
  • Hard, crazed mastic that has stopped moving

For landlords with property near Alness station, split movement joints are easy to miss on a rental until damp shows inside.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Look over the joints every year, ideally after winter
  • Make sure movement joints aren’t pointed over
  • Deal with leaking gutters that soak the joints below
  • Check the sealant is paintable before painting near it

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick.

What happens if it’s left?

Running new sealant over the old bead rarely lasts. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.
