External mastic near Crown

How we handle external mastic in Crown

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall so the line blends in. We work on brickwork movement joints, render & cladding joints and joints between brick and frames, and people most often call us about damp patches traced to an open external joint and panel joints letting water in.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

You get a 12-month guarantee, the same in Crown as everywhere else we work.

Common questions in Crown

Does living near the coast affect external mastic in Crown?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Is Crown within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Where are you based?

We work from Crawley. We cover Crown and the rest of Highland.

What is a movement joint?

A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It should be filled with flexible sealant, never mortar.

Will the old sealant be removed?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

When is the sealant fully cured?

It depends on the product and the temperature. We tell you how long to leave it before we go.

Can you reach joints on upper floors?

It depends on the building. We work on joints that can be reached safely. Tell us about the building and we’ll confirm what access is needed.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

What affects the cost of external mastic

Your quote is based on your job. We look at:

  • The amount of work
  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • What’s wrong with the joints now
  • How many joints, rooms or windows are involved

For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before we start.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Walls that need new movement joints cut into them
  • Subsidence or other structural problems
  • Rising or penetrating damp from elsewhere in the wall

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Joints between brick and frames
  • Copings & trims
  • Brickwork movement joints
  • Concrete & block
  • Render & cladding joints
  • Façade panels

The process

Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. It usually takes a few hours to a few days, depending on the length of joint and the access. Around Crown, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before
  • Let us know if you’ve seen damp or leaks

Advice

Landlord and commercial work in Crown

We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured for the work.

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Looking after it afterwards

Aftercare is simple:

  • Keep water from gutters off the wall
  • Avoid pressure-washing directly into sealant joints
  • Check the sealant is paintable before painting near it
  • Don’t let climbing plants root in the sealant

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges over time.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick.

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Crown buildings and the weather

Crown is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Letting a property close to Inverness station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. For site and facilities teams at buildings such as Millburn Academy, its movement joints, gutters and trims need looking after like any other building’s.

Crown is about 1 mile north-east of Inverness, in Highland. From the centre of Crown to the outskirts, external mastic is available for homes and businesses alike, from flats and houses to offices and hotels. Crown is one of 253 towns and villages in Highland where we work for external mastic.

All of IV2, IV1 and IV99 is covered for external mastic, from the main roads to the quietest streets. If you need external mastic at a property on Islay Road, Union Road and Crown Road or a nearby road, we can help. Nearby, we also carry out external mastic in Millburn (1 mile north), Inverness (1 mile south-west), Longman (1 mile north-west), Hilton (1 mile south) and Ballifeary (1 mile south-west). Within a short drive, we also cover Nairn (15 miles north-east), Cradlehall (3 miles east), Dingwall (12 miles north-west), Alness (15 miles north), Invergordon (15 miles north) and Muir of Ord (10 miles west). For island and remote addresses, a little more planning is needed.

Local landmarks in Crown

We work in homes and buildings around Inshes Primary School, Cavell Gardens and Imperial Bar and the streets around them. How the job changes by surface

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. The movement joint takes that up, so its sealant has to stay flexible.

Render joints

Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out and protects the render itself.
