Ballifeary questions

Does the coastal weather in Ballifeary affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Is Ballifeary within the area you cover?

Yes. Ballifeary is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you seal joints where cladding meets other materials?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. The colour is chosen to suit.

Can you reach joints on upper floors?

Each building is different. Tell us the height, the number of joints and what’s below them, and we will confirm what access is needed.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we’re using and why.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Why do you put foam in the joint first?

Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.

About our external mastic in Ballifeary

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. Typical jobs include sealant pulling away from one side of the joint and weathered mastic that no longer stretches, across façade panels, brickwork movement joints and render & cladding joints.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

External mastic in Ballifeary: local notes

Ballifeary is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Managing a site like Inverness High School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you live in an older home near Ness Bank Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What sealant work cannot fix

It helps to know what we cannot do too:

  • Subsidence or other structural problems
  • Loose or hollow render, which needs re-rendering
  • Adding movement joints to masonry that has none

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Copings & trims
  • Façade panels
  • Concrete & block
  • Render & cladding joints
  • Joints between brick and frames
  • Brickwork movement joints

What the job involves on each surface

Brickwork movement joints

Vertical joints in long brick walls let the brickwork expand without cracking. We reseal them with a low-modulus sealant over backing rod in a colour to suit the brick.

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

Signs you need external mastic in Ballifeary

Using the wrong sealant is another common reason. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.

Keep an eye out for these signs:

  • Rigid filler in a joint that should flex
  • Weathered mastic that no longer stretches
  • Leaking joints around cladding and façade panels
  • Gaps where render, brick and frames meet

Rented homes near Inverness station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

10 questions to ask before booking

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

For anyone letting property in or around Ballifeary, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

What happens on the day

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on the building and we leave things clean and tidy. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Clear the area around the work
  • Let us know about parking restrictions
  • Mention if the joints have been sealed before

Advice

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Get split or bare joints resealed while the damage is small
  • Look over the joints every year, ideally after winter
  • Check the sealant is paintable before painting near it
  • Point out the joints to other trades

Don’t paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint and spoil the finish.

A joint that has stopped moving pushes the movement elsewhere, generally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

Leave it or put it right?

Done well, a resealed joint is a neat, straight line that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Combining jobs into one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
