External mastic for Lochardil homes and businesses

External mastic for homes and businesses in Lochardil

Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we will confirm what access is needed. We work on brickwork movement joints, copings & trims and render & cladding joints, and people most often call us about damp patches traced to an open external joint and rigid filler in a joint that should flex.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

How it works

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work begins. The work normally takes a few hours for a handful of joints, longer for a whole elevation. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions
  • Try not to wet indoor joints just before the visit

What happens if it’s left?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

External mastic in Lochardil: local notes

Lochardil is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Rented homes near Inverness station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. In and around Lochardil, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

What affects the cost of external mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • How many areas need sealing
  • Any mould that needs treating
  • Any working-time requirements on site
  • The product the joint needs

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What we need to know

Lochardil: your questions answered

Does the coastal weather in Lochardil affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

Do you cover smaller places like Lochardil?

Yes. Lochardil is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

Can new sealant go over the old?

No, it won’t last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures.

Is there a guarantee?

Yes, always. There’s a 12-month guarantee on every job.

Do you work for letting agents?

Yes. We work for householders, landlords, letting agents, businesses and hotels in Lochardil.

Will the new joint stand out?

The sealant colour is picked to suit the wall so the joint blends in. There’s a wide choice of exterior colours.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Cracks in the bricks or render themselves, away from the joints
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Movement that’s more than a sealant joint can take

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

Landlords, agents and businesses in Lochardil

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Point out the joints to other trades
  • Deal with leaking gutters that soak the joints below
  • Check external joints each spring
  • Have failed joints looked at early

Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage.
