External mastic for Beauly homes and businesses

Beauly buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Beauly is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

In and around Beauly, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Beauly is about 9 miles west of Inverness, in Highland. Whether you are in the middle of Beauly or further out, we cover external mastic for every kind of property. Our area takes in 253 places across Highland, from the larger towns to small villages.

We work across IV4 for external mastic and the streets around it. You will find streets such as High Street, The Square and Station Road, all of which we cover. We also cover Windhill (1 mile north), Kirkhill (2 miles east), Muir of Ord (3 miles north), Kiltarlity (3 miles south) and Marybank (5 miles north-west). How we handle external mastic in Beauly

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. We work on brickwork movement joints, façade panels and copings & trims, and the jobs we see most are panel joints letting water in and joints pointed up with cement by mistake.

Outside joints can only be sealed when they’re dry, so work in Beauly depends on the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

What affects the cost of external mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The size of the job
  • How easy the joints are to reach
  • When we can work, for business premises
  • The number of rooms or windows

What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.

Helping us quote

To help us quote quickly, let us know:

  • The rough size of the job
  • The type of property
  • Whether it has been sealed before
  • What’s wrong with the joints now

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.

Why act early in Beauly

The longer a joint stays open, the more water the wall takes in. Wet masonry is more easily damaged by frost around the joint, so the damage spreads beyond the joint. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Why book with us

What we do, step by step

The work is kept neat and contained to the joints we are treating. The job generally takes a few hours to a few days, depending on the length of joint and the access, and we tell you how long to leave it before we go. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Have failed joints looked at early
  • Check external joints each spring
  • Point out the joints to other trades
  • Don’t let climbing plants root in the sealant

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

Small splits are the time to act. At that stage it’s a simple cut out and reseal with no damage behind it to deal with.

Surface by surface

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

Joints between dissimilar materials

Wherever two materials meet, they move differently. A flexible sealant bridges the two.

Do you need external mastic in Beauly?

Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.

People generally contact us after spotting something like this:

  • Water getting into walls through failed joints
  • Rigid filler in a joint that should flex
  • Failed sealant between panels on a façade
  • Moss and dirt in joints with no sealant left

For landlords with property near Beauly station, split movement joints are easy to miss on a rental until damp shows inside.

Questions to ask before booking

  • Whether all the old sealant comes out first
  • What the quote includes, VAT included or not
  • What guarantee comes with the work
  • How hidden problems are handled

How to choose a mastic man

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Beauly questions

Will you come out to Beauly?

Yes, Beauly is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Beauly station?

Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

How long before the joint can be used?

Cure times vary by product. We tell you how long to leave it before we go.

Can you seal joints between two different materials?

Yes. Different materials move at different rates, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.

Are you insured?

Yes, we are fully insured for every job we do.

Is it OK to seal over old sealant?

No, it will not last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Can you reach joints on upper floors?

It depends on the building. We work on joints that can be reached safely. Give us some details and we’ll confirm the access.

Why do you put foam in the joint first?

That is backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides.
