External mastic in Kiltarlity

Surface by surface

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod in a colour to suit the brick.

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joints work hard every day. The sealant is chosen with that in mind.

External mastic in Kiltarlity

Low-level joints can generally be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what’s needed to reach them safely. We work on concrete & block, render & cladding joints and façade panels, and common reasons people get in touch are moss and dirt in joints with no sealant left and water getting into walls through failed joints.

External sealant needs dry surfaces, so outdoor work around Kiltarlity is planned around the weather. Tell us how to reach each wall, gutter and roofline.

We stand behind the work with a 12-month guarantee.

When to call us in Kiltarlity

Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.

Any of these means the joints need attention:

  • Sealant pulling away from one side of the joint
  • Weathered mastic that no longer stretches
  • Cracked joints where brick meets render or frames
  • Moss and dirt in joints with no sealant left

10 questions to ask before booking

Common questions in Kiltarlity

Do you work for landlords with property near Beauly station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Do you cover smaller places like Kiltarlity?

Yes. Kiltarlity is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

How long does the job take?

It depends on the size of the job, but most jobs take a few hours to a few days, depending on the length of joint and the access. We will give you a better idea when we quote.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access.

Can new sealant go over the old?

No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

What we do, step by step

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a handful of joints, longer for a whole elevation. For a place like Kiltarlity, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • Clear items away from the joints we are working on
  • Tell us if parking is tricky
  • Plan for the work area to be out of bounds to pets and children

Advice

What external mastic looks like in Kiltarlity

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Kiltarlity is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

In and around Kiltarlity, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Why it’s worth doing now in Kiltarlity

Pointing a movement joint with mortar might seem a neat fix, but it locks the joint solid. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. In an older home around Kiltarlity, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What sealant work cannot fix

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Render that is blown, hollow or coming away
  • Cracks in the bricks or render themselves, away from the joints
  • Adding movement joints to masonry that has none

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.
